AN ORDINANCE OF THE CITY OF EDMONDS, WASHINGTON,
ADDING A NEW SECTION 12.13.110 (0) TO THE EDMONDS
CITY CODE TO ALLOW TOWNHOUSES IN RM ZONED PROPERTY
UNDER CERTAIN CONDITIONS; AND AMENDING SECTION
12.10.050 (2)(d)(1)(C) TO EXEMPT TOWNHOUSES FROM
THE LOT DIMENSION RATIO REQUIREMENT PURSUANT TO
PLANNING COMMISSION RESOLUTION NO. 541.
WHEREAS, The City Council of the City of Edmonds,
Washington, pursuant to Planning Commission Resolution No.
541 called a public hearing and during said hearing having
determined it to be in the best interests of the public
health, safety and general welfare to amend the Edmonds
Zoning Ordinance as set forth below pursuant to Planning
Commission Resolution No. 541, and having determined that
there will be no significant adverse environmental impacts,
now, therefore,
THE CITY COUNCIL OF THE CITY OF EDMONDS, WASHINGTON, DO
ORDAIN AS FOLLOWS:
Section 1. There shall be created a new Section 12.13.110
(0) in the Edmonds City Code to read as follows:
"12.13.110(0). Townhouses providing the following
criteria are met:
1. The lot is first subdivided into not less than
three nor more than six lots in accordance with
the procedures set forth in Chapter 12.10 of this
Code. There shall be no minimum lot size require-
ments for these subdivided lots. Only one dwelling
unit of adjoining townhouse units shall occupy each
subdivided lot.
2. Setbacks on the perimeter of the subdivision shall
conform to the setbacks of the RM zone as set forth
in Section 12.13.130(g) of the Edmonds City Code.

3. Maximum building height shall be thirty feet.
4. Minimum lot width of each subdivided lot exclusive
of setbacks shall be eighteen feet.
5. Maximum lot coverage of each subdivided lot shall
be 68%.
6. Review by the Amenities Design Board in the manner
as provided in Chapter 12.20 of the Edmonds City Code.
Section 2. Section 12.10.050(2)(d)(1)(C) is hereby amended
to read as follows:
"12.10.050(2)(d)(1)(C). Lot Dimension Ratio. The ratio
of the lesser dimension divided by the greater dimension
shall not be less than .4, except lots subdivided for
townhouses as provided in Section 12.1.3.110(0) of the
Zoning Code."
