AN ORDINANCE OF THE CITY OF EDMONDS, WASHINGTON,
AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF
EDMONDS, WASHINGTON, BY CHANGING THE ZONING
CLASSIFICATION OF CERTAIN PROPERTY LOCATED WITHIN
SAID CITY FROM SINGLE FAMILY RESIDENCE 20,000
SQUARE FEET (RS-20) TO WATERFRONT COMMERCIAL (CW)
PURSUANT TO PLANNING COMMISSION RESOLUTION NO.
592, AND AUTHORIZING THE EXECUTION OF AN AGREEMENT
AND COVENANTS.
WHEREAS, pursuant to Planning Commission Resolution
No. 592, a public hearing was called by the City Council of
the City of Edmonds, and at the conclusion of said hearing
the City Council having determined as follows:
1. That the proposed zoning change conforms with
the intent of the comprehensive plan;
2. That the proposed zoning change bears a reasonable
relationship to the existing land uses and zoning of
surrounding and nearby properties;
3. That the proposed zoning will not be detrimental
to the public health, safety, morals or welfare;
4. That the subject property is suited for the
purpose for which it is proposed to be zoned;
5. That the proposed use of the property with the
restrictions imposed in the concomitant agreement is
compatible with the surrounding properties;
6. That there are no significant adverse envi.ronment.a.l.
impacts to the surrounding properties either within or
without the jurisdiction of the City of Edmonds, which
will be directly affected by the proposed use of the
property as a result of the certain additional limitations
imposed by contract tendered by the owner to the City,
now, therefore,
THE CITY COUNCIL OF THE CITY OF EDMONDS, WASHINGTON,
DO ORDAIN AS FOLLOWS:
Section 1. The Official Zoning Map of the City of
Edmonds, Washington, be and the same is hereby amended by
changing the zoning classification of the following described
property from single family residence, '2.0,000 square feet
(RS-:20) to Commercial Waterfront (CW) , all situate in the
City of Edmonds, Snohomish County, Washington, and legally
described as follows:
"Lot 10, Block 59, Meadowdale Beach, according to
Plat thereof recorded in Volume 5 of Plats, Page
38, records of Snohomish County, Washington.
Section 2. The Director of Community Development
and the Director of Public Works are hereby authorized and
directed to effectuate the necessary amendments to the
Official Zoning Map of the City, pursuant to this ordinance.
Section 3. The Mayor is hereby authorized to
execute, and the City Clerk to attest, that certain document
entitled "Contract Rezone Agreement and Covenant" consisting
of r typewritten pages and a site plan relating to the
above described property and attached thereto, which was
executed by the owners of said property on the cK3 4day of
1978, and tendered to the City. The City Clerk is

further directed to record said contract rezone agreement
and covenant with the Snohomish County Auditor as a covenant
running with the land. The cost of recordation shall be
paid by the owners. The City Clerk is further authorized to
record with the Snohomish County Auditor a Quit Claim Deed
covering a portion of the above described property and
executed by the owners on April 14, 1978.
Section 4. This ordinance shall be in full force
and effect five days after passage and publication by posting
as provided by law.
