ORDINANCE NO. 2275
AN ORDINANCE OF THE CITY OF EDMONDS, WASH-
INGTON, ANNEXING CERTAIN REAL PROPERTY TO
SAID CITY PURSUANT TO THE PETITION METHOD;
ESTABLISHING ZONING CLASSIFICATIONS; AND
FIXING THE EFFECTIVE DATE OF ANNEXATION.
WHEREAS, the City of Edmonds, Washington, received a
Petition for annexation of certain real property, the legal
description of which is set forth below, and
WHEREAS, the City Council fixed the date of Feb-
ruary 16, 1982 as the date for public hearing thereon, and
caused due and proper notice of said hearing to be posted and
published, and
WHEREAS, the Planning Advisory Board held a public
hearing on September 23, 1981, not less than thirty days
before the City Council's annexation hearing, and considered
the appropriate simultaneous zoning of the property proposed
for annexation, and recommended that the zoning that is
imposed closely approximate the preexisting zoning imposed by
Snohomish County, and therefore recommended RS-12 and BN
zoning, and
WHEREAS, the City's responsible official issued a
declaration that there will be no significant adverse
environmental impacts as a result of this action, and
WHEREAS, said proposed annexation was submitted to
the Snohomish County Boundary Review Board and said Board has
waived its jurisdiction over the annexation as set forth in
this ordinance, and
WHEREAS, the City Council has determined to require
the property to assume the existing indebtedness of the City,
and
WHEREAS, in accordance with the findings of the
City's responsible official, the City Council finds that this
annexation will have no significant adverse environmental
impacts, now, therefore,
THE CITY COUNCIL OF THE CITY OF EDMONDS, WASHINGTON,
DO ORDAIN AS FOLLOWS:
Section 1. There has been filed with the City
Council of the City of Edmonds, Washington, a petition in
writing, signed by the owners of more than seventy-five
percent (75%) in value, according to the assessed valuation
for general taxation of the property for which annexation was
petitioned; that said Petition set forth a legal description
of said real property; and said Petition was accompanied by a
plat or drawing, outlining the boundaries of property sought
to be annexed; and that prior to the filing of said Petition
the City Council indicated the tentative approval of such
annexation.
Section 2. Tuesday, February 16, 1982, was set as
the date for public hearing on said Petition; notice of such

hearing was published in the Western Sun edition of the
Everett Herald, a newspaper of general circulation in the
City of Edmonds; notice of such hearing was also posted in
three places within the territory proposed for annexation;
said notice specified the time and place for such hearing and
invited persons interested to appear and voice approval or
disapproval of the annexation.
Section 3. The territory proposed by said Petition
to be annexed to the City of Edmonds is situate in Snohomish
County, Washington, is contiguous, proximate and adjacent to
the present corporate limits of said City, and is more par-
ticularly described in Exhibits "A" and "B", attached hereto
and incorporated in full by this reference.
Section 4. The zoning classification of the prop-
erty hereby annexed to the City shall be RS-12 for the por-
tions of the subject property previously zoned RR-12,500 by
Snohomish County, and BN for the portions similarly zoned by
Snohomish County and is more particularly described by
Exhibit "B" attached hereto and incorporated in full by this
reference.
Section 5. Pursuant to the terms of the Annexation
Petition, all property within this territory annexed hereby
shall be assessed and taxed at the same rate and on the same
basis as property within the City, including assessments or
taxes in payment of any bonds issued or debts contracted,
prior to or existing at the date of annexation.

Section 6. The territory set forth in this ordi-
nance and for which said Petition for annexation is filed,
should be and is hereby made a part of the City of Edmonds.
Section 7. The area annexed hereby shall become a
part of the City of Edmonds, and this ordinance shall take
effect and be in force on the 22 day of February , 1982.

LEGAL DESCRIPTION FOR
PROPOSED AREA OF ANNEXATION EAST OF 76TH AVENUE WEST
AND BETWEEN 180TH STREET SOUTHWEST AND OLYMPIC VIEW DRIVE
That portion of the plat of Admiralty Acres, according to the plat thereof in
volume 12 of Plats, on page 48, record of Snohomish County, Washington, described
as follows:
Commencing at the northeast corner of Section 18, Township 27 N., Range 4 E. W.M.,
said point being on the centerline of the right-of-way of 180th Street Southwest
and being further the northeast corner of said plat of Admiralty Acres; thence
south, along the east line of said plat, a distance of 217.69 feet, more or less,
to the northeast corner of Lot 2, Block 3, of said plat, said corner being the
Point of Beginning; thence continue south along said east line to an intersection
with the south line of Lot 6, said Block 3; thence west along said south line of
Lot 6, a distance of 168 feet; thence south along a line parallel with the east
line of said plat to an intersection with the south line of Lot 7, said Block 3;
thence west along last said south line to an intersection with the easterly right-
of-way boundary of 76th Avenue West; said intersection being also on the present
corporate boundary of the City of Edmonds, Washington; thence northeasterly along
said right-of-way boundary to an intersection with the north line of Lot 2, said
Block 3; said north line being also the present corporate boundary of the City of
Edmonds, Wash.ington; thence east along last said north line to the point of begin-
ning.
Said portion described containing 6.88 acres more or less.
