new scope of work descriptionHi Denise: Our existing structure (garage), sits 18 feet from our East property line. Our original plan was to extend the current garage structure 8 feet to the East to meet the 10 foot side setback requirements. What we were not aware of was the 10 foot sewer setback. A locator found that the sewer enters our property moving South to North. You can see it on the site map. The sewer is 1'6" in from the East property line, which reduces our sewer setback to 166" at the NE corner and would not have given us the required 10 foot sewer easement setback. The NE sewer setback would only have been 8'6" feet, not the required 10 feet. EAST SETBACK: A survey and locator service determined and confirmed that our existing garage at the NE corner is 16'6" to the sewer. This is the minimum point, as the sewer runs at an angle and the distance increases the further it moves North towards the street. A 10 foot setback give us a minimum of 6'6" to extend East at the NE corner.. Our new plan is designed to come out only 5'6" at the nearest point to the sewer (NE corner) giving us a 1 foot "buffer" and increases further South the building extends. New plan exceeds the sewer and property line setbacks to the East. STREET SETBACK (SOUTH): The street setback (South), measured from our property line to our existing garage is 47 feet and with a 25 foot street setback, we could come out a maximum of 22 feet and be at the setback maximum. Our new design only extends 20 feet, well within the street setback requirements. New plan exceeds the street setback requirement. To make a long story short. Our original plans met the City's setback requirements for property lines, however, it did NOT meet the sewer setback requirements. Our new plan design now meets ALL setback requirements.
