244T" STREET PROJECT IN EDMONDS
We have reviewed the above building permit applications for the Planning Division against the
Edmonds Community Development Code and the conditions established by the Architectural
Design Board in their June 22, 2017 decision associated with file PLN20170017. Before we can
sign off on the building permits, the following information needs to be clarified in a written
response and through the submittal of updated plans:
BLD20171333 (civils, site plan, landscaping)
Type 1 NGPA sign note: Please remove the NGPA note from Sheets S1 and C1.0. No
NGPA is proposed with this project.
2. Landscape bid: In accordance with ECDC 20.13.040, please submit an itemized cost
estimate for the proposed landscaping materials.
3. Pedestrian connection to sidewalk: On the civil plans, please show a pedestrian
connection from the rear units to the sidewalk at 244th Street. Striping, varied paving
materials, or the like could be used.
4. Signage: No signage is proposed. If a project sign is anticipated, show its location on
Sheets S1, C1.0, and L2. Freestanding signage for multifamily projects in RM zones is
described in ECDC 20.60.045.
All Structure Permits
5. ADB Condition 2: Please describe how the submitted building permits are meeting
Condition 2 of the design approval which states: "Additional interest shall be added to
the side and rear windows in the form of varied sill or casing widths, materials, or
colors."
6. ADB Condition 3: Please describe how the submitted building permits are meeting
Condition 3 of the design approval which states: "Architectural interest, such as
additional windows, variation of materials or decorative elements, shall be added to
the sides of the units, with special attention to the street facing faces, to avoid blank
walls."
7. Height calculations: Using the height calculation values on Sheet S1, please show the
lines of average grade, maximum allowed height, and actual peak height on Sheet Al
of each of the building permits.

Please submit two copies of any updated plan sheets. Please make all submittals to a
Permit Coordinator, Monday through Friday, 8:00 am to 4:30 pm (8:30 am to 12:00 pm only
