Traffic impact fee shall be calculated from the attached Impact Fee Rate Tables and as identified
in ECDC 18.82.120, except as otherwise provided for independent fee calculations in ECDC
18.82.130.
CHANGE IN USE
Fee for prior use shall be based on fee established at the time the prior use was permitted. If
the previous use was permitted prior to the adoption of Ordinance 3516 (effective date:
09/12/04), the 2004 ECDC 1.8.82.120 impact fee shall be used.

Based on the information provided by the tenant regarding the proposed use for the new space (storage /
breakroom for staff), this space won't create any new trips. The new space doesn't generate sufficient
new trips / meet trip threshold to be considered a MEDICAL OFFICE. The addition is considered a
GENERAL OFFICE and therefore no traffic impact fee will be applicable since the existing land use for
this new space is also GENERAL OFFICE.
