Hello Paul,
We will be taking in the plans, but would like you to make changes on a few things before we do a full
review. So, please address the comments below and re -submit the attachments (just the attachments
that have changes). Also, we will need a DEMO permit for this project, so an application needs to be
completed, the demo page of the plans (C2.1 I believe?) needs to be submitted. We will need a PSCAA#
prior to the demo permit issuance. I have included fee info below comments.
BUILDING- NO comments or changes needed prior to full review.
PLANNING comments on the intake:
1. Height calculations can only exclude 30 inches of eaves. The eaves on the western side of the
residence extend 3.3 ft beyond the wall. Height rectangle will have to be adjusted moving
points A and D out so only 30 inches of eaves are exclude.
2. Patio can only extend 1/3 or four feet (whichever is less) into the setback. Patio off the
northwest corner of the house will have to be reduced so it doesn't extend more than 1/3 (3.3
ft) into the setback.
3. Geotech does not address all of the criteria in ECDC 23.80.060 and 23.80.070. A geotech
addendum specifically addressing the criteria in ECDC 23.80.060 and 23.80.070 will be required.
4. As part of review a critical area notice on title will be required.
ENGINEERING comments on the intake:
Demo: Show side sewer cut and cap at property line. Show cut and cap of water service line at
the meter, with install of hose bib & AVB.
Storm Plan: Storm outfall pipe shown to tie into piped section of the ditch which would require
a CB. Either shift the outfall, add a CB, or open the ditch. Show ditch restoration in any case.
Water/Sewer Plan: Provide sewer invert elevations at both cleanouts.
