RE: Report of Special Inspection: Replace rotted OSB under siding and deck framing

Compliance: Burt Engineering was hired to perform the structural inspection of the wood
framing assemblies related to the replacement of exterior wall framing and sheathing materials at
850 Edmonds St. Items on the Construction Inspection Progress Card are outlined below in
order of compliance; items B-3, and B-4.
Item B-3 and B-4, deck area general sheathing installation: Sheathing installation was
performed in accordance with our drawings and the standard of care for such work.
Special inspection of the sheathing installation was not warranted, so our inspection was
limited to framing placement, sheathing installation, and nailing. The framing repairs
included exterior Northeast wall framing where walls were supporting deck and elevated
walkway structure. We observed that work on several occasions between March 161h and
March 291h. Where we could not directly observe, photographs were provided showing
compliance. Note that where the rim joist was exposed, sheathing was placed with LTP
connectors for shear transfer. Blocking was added at unsupported panel edges where
necessary. This installation of all framing and sheathing materials in this area were
deemed appropriate for the given conditions.
2. Item B-3 and B-4, Main floor north framing: This framing had to be exposed, so siding
had to be removed in order to complete the load transfer details, including blocking and
new sheathing, and floor to floor shear transfer clips. Installation of all framing and
sheathing materials was deemed compliant.
3. Item B-3 and B-4, Main floor east framing: This framing had to be exposed, so siding
had to be removed in order to complete the load transfer details, including blocking and
new sheathing, and floor to floor shear transfer clips. Installation of all framing and
sheathing materials was deemed compliant.
4. Item B-3, Main floor west framing: This framing had to be exposed, so siding had to be
removed in order to complete the load transfer details, including blocking and new
sheathing, and floor to floor shear transfer clips. Installation of all framing and sheathing
materials was deemed compliant.

5. Item B-3 and B-4, Upper floor north framing. This framing had to be exposed, so siding

sheathing materials was deemed compliant.
6. Item B-3 and B-4, Upper floor east framing: This framing had to be exposed, so siding
had to be removed in order to complete the load transfer details, including blocking and
new sheathing, and floor to floor shear transfer clips. Installation of all framing and
sheathing materials was deemed compliant.
7. Item B-3 and B-4, Upper floor west framing. This framing had to be exposed, so siding
had to be removed in order to complete the load transfer details, including blocking and
new sheathing, and floor to floor shear transfer clips. Installation of all framing and
sheathing materials was deemed compliant.
8. Item B-3 and B-4, Upper floor south framing: This area required only siding to be
removed and replaced and re -sheathed. Installation of all framing and sheathing
materials was deemed compliant.
Special Inspection: We were also hired to perform the special inspection of the Epoxy anchors
for the shear walls supporting the deck structures near the east side of the house, item B-5 on the
same card. Item B-5 should be resolved with satisfactory completion of item B-3. We visited
the site on numerous occasions and observed the installations accordingly. This section is
repeated from our April 131h report:
Anchor installation: Per ICC-ESR 2508, adhesive anchors were installed with special
inspection in accordance with Section 1705 of the IBC.
Anchor description and adhesive: The anchors were 5/8" diameter ASTM A307 threaded
rod. The anchor length varied but exceeded the minimum specified in all cases. The
adhesive product was Simpson SET-XP, expiring July 2022.
Hole preparation: Holes were drilled with a Bosch rotary hammer, using bits in
compliance with ANSI B212.15-1994. All holes were drilled 0.75" diameter to prepared
according to the permit drawings and per Figure 2 of the ES Report. All holes were
properly blown, brushed, and blown again, per the installation instructions.
Final torque: After curing, each anchor was torqued to 30 ft-lb. The anchors held
without slipping and were checked again 48 hours after initial inspection.
