During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please submit revised plans/documents including a
written response to each item below.
City of Edmonds handouts, standard details, application and other forms, and development code
may be referenced on the City website: www.edmondswa.gov under Services/Permits and
Development.
GENERAL
1) Clearly distinguish between what was installed with the short plat and what will be
installed with the single family residence.
2) Change the site address and tax account number to the subject site address and tax
number on each plan sheet.
3) Include the building permit number BLD2020-0250' to each plan sheet.
4) Submit Side Sewer Permit Application form.
5) A Stormwater Covenant is required to be -recorded against the property based on the
proposed stormwater facilities for the project. Please complete the enclosed covenant,
including notarization and any required exhibits and submit to the city. Ensure the
stormwater covenant meets Snohomish County Record Drawing requirements. The
document must be complete, but will not be recorded prior to permit issuance. Prior to
construction final, location of facilities are to be verified (by field inspection and asbuilt)
and then the covenant will be recorded.
6) Show all existing and proposed frontage improvements.
7) Add a note to the plans stating existing failing, damaged or non-ADA compliant frontage
improvements shall be removed and replaced as determined by the City Engineering
Inspector.
8) Consistent with ECDC 18.80.060, driveway slopes shall not exceed 14% slope. Please
add this note to the plans.
SITE PLAN — A-1.3
1) Revise this plan sheet to be consistent with changes made to the Civil plan sheets.
SHEET 1 OF 2 — GRADING AND SWPPP PLAN AND NOTES
GENERAL
2) General Notes:
a. Note 1 —Revise "2016 WSDOT/APWA Standard..." to "2020 WSDOT/APWA
Standard...".
TESC
1) Incorporate and reference City standard detail ER-900 for the filter fence.
2) Incorporate and reference City standard detail ER-901 for a construction entrance.
3) The plans state that the detail is shown on Sheet 3; however, there is no sheet three.
Please revise the plans to incorporate and reference City standard detail ER-902.
4) Add note: All disturbed areas to be compost amended per 2014 SWMMWW BMP
T.5.13.
5) Add note: Install and maintain all TESC measures according to approved plans, City of
Edmonds standard details, and all other measures that may be required during
construction.
SHEET 2 OF 2 — ROAD, DRAINAGE, & UTILITY PLAN AND NOTES
WATER
1) As indicated by the Fire Department, a fire sprinkler system is required for this property.
Typically if there is an existing water service line from the watermain to the meter, the
water service line/meter will not be the appropriate size and a new tap will be required.
The applicant will be required to pay for the new tap on the main and the new meter.
Please revise plans to include the following:
a. Please add a note that a 1" meter is to be installed
b. Show the water meter located in the right-of-way, such that the back of the meter is
on the property line. The water meter shall not be located within the driveway.
c. Please show a 1-1/2" water service line to be installed from the back of the meter to
the house (as required for a combination fire and domestic service).
d. Please label the pipe material and note tracer wire to be installed on the water service
line.
2) Add a note to the plans indicating where the landscape irrigation backflow assembly will
be located (if one is proposed).

SEWER
During the installation of the Civil Improvements the sewer for the proposed development is not
located as shown. Please revise the plans and verify that the following items below are
addressed as needed.
1) Show the side sewer from the stub installed with the short plat to the house.
2) Label pipe material and size.
3) Show a cleanout located within 2' of the house, at any 90' bend, when there is less than
3' between two 45' bends, and when there is more than 100' between cleanouts.
4) Provide invert elevations at the main, the cleanout at the property line and at the house so
that a minimum 2% slope and minimum 2' pipe coverage can be verified. If the slope of
the pipe exceeds 20% the pipe will need to be anchored.
DRY UTILITIES
1) Show all dry utilities and required utility separation. Please add a note that a minimum of
3' separation is required between the dry utilities (power, gas, phone, cable, etc.) and
sewer, water, and storm and 5' from any City main lines.
STORM
1) Impervious Areas chart: Provide a breakdown for all the impervious surfaces. Project

2) Show where the footing drains will discharge to. Please note that the footing drains shall
not discharge to the detention system unless the system is designed to account for it.
3) Provide invert elevations for the downspouts so that coverage and slope can be verified.
Please note that a minimum of 2' of cover is required for all pipes located under driveable
surfaces and 1' of cover under landscape areas.
4) Please add a note to the plans that if the rim to invert elevation exceeds 5-feet then a type
II manhole will be required.
