New SFR at 20018 83rd Ave. W (Lot 1 of PLN20180037)
I have reviewed this building permit application on behalf of the Planning Division. During
review, it was found that the following corrections need to be addressed. Please submit
updated plans with changes called out, any requested reports, and summarize the changes in a
cover letter:
1. Grading outside limits: On Grading plan sheet, there appears to be grading proposed
outside the clearing limits and wall(s) by the driveway. If that work was part of the short
plat improvements, add that note. If it is proposed work with this permit, revise the
clearing limits and indicate the height of the wall(s) by the driveway.
2. Project address: On Sheet A-1.3 (and A-1.1), update the proposed lot address as 20018
83rd Ave. W.
3. Legal description: On Sheet A-1.3 (and A-1.1), update the legal description to "Lot 1 of
PLN20180037".
4. Lot size: On Sheet A-1.3 (and A-1.1), update lot size to include both gross and net lot
areas.
5. Structural lot coverage: On Sheet A-1.3 (and A-1.1), structural lot coverage is calculated
against net lot area so the coverage on Sheet A-1.3 will need to be recalculated after
subtracting out the area of the access easement.
6. Critical area note: On Sheet A-1.3 (and A-1.1), update the 'Critical Areas/Wetlands' note
to indicate that an erosion hazard is present as identified in CRA2020-0043 or eliminate
the note.
