Edmonds, WA 98026 Snohomish County Sidesway Project No. 16074.03 Prepared By: SIDESWAY ENGINEERING Bolin Residence November 7, 2018 Project No. 16074.03 Project Description Sidesway Engineering was retained by the homeowner to perform lateral analysis and design as necessary to obtain a retroactive building permit for exterior wall modifications at the existing single family residence located at 7330 172nd Street S.W. in Edmonds. It is our understanding that three full height shear wall segments along the south and west side of the main floor were removed by the previous homeowner without a permit. The remaining structure is to be evaluated as is, and if necessary, be upgraded to meet current code requirements. No lateral force resisting system modifications were made at the basement level which does have full height concrete basement walls on three of the four sides. The existing home is conventionally framed with wood atop continuous interior and exterior concrete footings or basement walls. The lateral force resisting system consists of sheathed roof and floor diaphragms spanning to the exterior wood stud shear walls. The original house plans were available for our use, and existing house framing and dimensions were obtained from these documents and confirmed by a site visit to the house. Scope of Work Provide lateral calculations for the modified wall configuration as required to obtain a building permit. Provide structural sketches detailing framing requirements of necessary upgrades as needed for permit. Design Criteria 2015 International Building Code (IBC) 2015 International Existing Building Code (IEBC) ASCE 7-10 Minimum Design Loads for Buildings and Other Structures Applicable Material Reference Standards (ACI, MSJC, AISC, NDS) This is a Risk Category II structure designed for the following loads: Dead Loads: 19psf (roof/ceiling), 13psf (floor), 9psf (walls) Snow Load: 25psf Wind Load: 110mph, Exposure B, KZT = 1.37 (refer to wind loads) Seismic Load: R = 6.5 (wood s.w.), Site Class D, SDC D (refer to seismic loads) Project Summary We have determined that the removal of the wall pier on the west side of the house is structurally acceptable. The remaining shear wall length and nailing on the west side of the house is adequate as it exists. The uplift forces on the remaining three wall piers is negligible at the main floor and at the basement level and no upgrades are required for this wall line. Two wall piers were removed on the south side of the house. The remaining full height wall segment was determined to be insufficient as it exists, and will require additional anchorage, holdowns, and tighter nail spacing in the plywood. These requirements are shown in the attached framing plan and shear wall schedule. Additionally, the top plate of the wall requires additional nailing or straps to assure the load is collected along the length of the house and delivered to the shear wall. This work can be accomplished within the attic space. Once the upgrades on the south wall as described above are installed, the lateral system of the existing single family residence will conform to the provisions within the 2015 IBC and IEBC. Refer to the structural sketches and the calculations for structural framing requirements. Disclaimer This calculation package is based on the documentation that was available to us.
