A condition of preliminary approval for a short plat:
If the garage is to be retained on Lot 3 a demolition bond must be provided prior to recording
the short plat. If a building permit for a new single family residence is not submitted within
one year of the short plat being recorded the garage must be demolished.

Yes for residential. Commercial has varied.
We only obtain a bond if the replacement structure has not been applied for at time of demo issuance.
