BLD2021-1216_Letter_9.1.2021_10.24.57_AM_2387403`our 6easons ROOFING ACCREDITED BUSINESS Four Seasons Roof & Remodel proposes to furnish all materials and perform all labor necessary to complete the following re -roof project for Edmonds Greenery HOA as outlined below: Date: August 11, 2021 0 Ft00FING pRooG� To: Port Gardner Property Management Edmonds Greenery HOA o 8410 240th Street SE Edmonds, WA. 98026 �FS�DENTIA�-�'� OVERVIEW OF RE -ROOF: • Remove 1-layer of existing composition roofing along with all roof related flashings and accessories and properly dispose of all debris at roofing recycle site. • Remove and dispose of all existing plywood sheathing and replace it with new 1/2" CDX plywood roof sheathing. • Remove and dispose of all existing insulation and replace it with new 2" rigid Poly-Iso insulation board over all vaulted ceilings and new batt insulation over all standard attic spaces. • Seal around all protrusions through ceiling and install new cardboard insulation baffles between all rafter bays. • Replace and install new insulated fan vent ducting to all kitchen and bathroom fans and properly exhaust all ducting out through roof. • Frame in new water divertin valley crickets to uphill side of chimney chases. • Install new self -adhering Ice & Water Shield leak barrier and around base of all roof protrusions, vents, 31 es, chimne s and skylights. • Install synthetic moisture barrier covering all roof sheathing. • Install new 26-gauge perimeter drip edge metal flashings along all eave & gable edges of roof. • Install new hiWfirkey Vista Rahpl composition roof system, (Starter, shingles & ridge caps). • Replace all existing rubber plumbing pipe flashing's with new full lead pipe boot flashings and lead caps. • Replace all existing roof fan vent flashings with new metal 4" & 6" sleeved and collared roof fan vent flashings. • Re -flash all walls with new 26-gauge endwall & sidewall flashings. • Re -flash around all chimneys and skylights with new 26-gauge flashing kits consisting of (5" x 13" back -pan flashing, 3" x 5" endwall flashing & 8" x 8" sidewall step flashing). • Install new externally baffled High -Profile continuous ridge vent along upper main peak of roof. • Install new permanent safety anchor flashings at peaks of roof. • Option to repair damaged siding and trim boards on wood chase chimneys and replace all chase covers with new stainless -steel covers and new stove pipe caps and collars. • Option to replace all existing skylights with new clear fixed -glass skylights. • Option to install new 6" stainless -steel leaf guard screens into existing gutters. PAGE # 1 SCOPE OF WORK: 1. JOB SET-UP & PROPERTY CARE: Four Seasons will stage all necessary scaffolding, tarps and barricades to protect building and landscaping and keep safe jobsite through -out duration of re -roof project. Four Seasons will store all tools and materials in safe designated area and clean all loose debris from harms way on nightly basis. Four Seasons will require access to driveway and or parking lot and for the use of electrical outlets. If these items are not provided there may be additional charges as outlined in Time and Materials. Four Seasons will take all precautions to protect the surrounding property and landscaping during the re -roof process, however some light damage may occur to the existing siding and or plants and flowers and the repair and or replacement costs of these items are not covered in this proposal. Bathroom Facilities: Four Seasons will provide temporary Santi-can bathroom facilities that will be placed in safe out of the way area and cleaned on a weekly basis. 2. ROOF & PLYWOOD REMOVAL: Four Seasons agrees to remove up to 1 layer of existing composition roofing material along with all moisture barriers, metal flashing's and roof related accessories from all highlighted roof sections on A & B buildings down to existing bare roof sheathing. Four Seasons will remove and dispose of all existing roof sheathing and will inspect all existing roof framing, fascia boards and all other roof related items for any dry rot and or any structural inadequacies. Note: Any rot repairs and or additional work that is not covered in this estimate will be billed as an additional cost on a Time & Material Basis as outlined below. 3. TIME & MATERIALS: Any additional work performed that is not outlined in this proposal will be billed on a time and material basis of ($89.00 per man hour plus material cost). Four Seasons will make attempt to contact customer prior to additional work being performed. If unsuccessful your agreement to this proposal is your approval for Four Seasons to repair and or replace damaged items as specified above. 4. PLYWOOD SHEATHING & INSULATION: Four Seasons will remove all existing roof sheathing from highlighted roof sections on A & B building and will remove all existing batt insulation from all vaulted and standard attic spaces. Four Seasons will seal around all ceiling protrusions with spray foam and will install new 2" rigid Poly-Iso insulation over all vaulted ceilings and new R-38 batt insulation in all standard attic spaces. Four Seasons will install new cardboard insulation baffles between all rafter bays along all eave edges of roof and will install new 1/2" CDX exterior grade plywood decking. All new plywood sheathing will be fastened and installed per local building codes. 5. CHIMNEY CRICKET VALLEYS: Four Seasons will frame in new water diverting cricket valleys behind uphill side of chimney chases to divert all water around chimneys and to prevent standing water behind chimneys. New cricket valleys will be framed using 2" x 4" studs and plywood decking and will be roofed and flashed with metal valley flashing and or PVC membrane roofing. 6. DRIP EDGE FLASHINGS: Four Seasons will install new 26-gauge factory coated metal drip edge flashings along all eave and gable perimeter edges of roof to protect outer edges of roof sheathing and fascia boards. MOISTURE BARRIER: Four Seasons will install new heavy duty self - adhering Ice & Water shield leak barrier around base of all roof protrusions extending up through roofline, along all eave edges and walls of roof for full Emerald Premium Warranty. Four Seasons will cover all remaining roof sheathing with malarkey Secure -Start P synthetic moisture barrier, extending from eave edges to ridgelines in even rows with a minimum 12" overlap. All Secure -Start moisture barrier will be fastened with round head Plasti- cap fasteners as per manufacturer recommendations. 8. COMPOSITION ROOFING SYSTEM: A. Starter course: Four Seasons will install new Malarka Smart -Start composition starter course around all perimeter edges of roof as per manufacturer's recommendations with the proper overhangs on both the eave and gable edges of the roof. B. Roofing shingle: Four Seasons will install new Malarkey Vista NexGen Rubbjj Modified A-4 composition roofing shingle as per manufacturer recommendations, fastened with 11/4" hot dipped barbed and coated roofing nails using 5-6 nails per eve full shingle. C. Ridge cap: Four Seasons will install new M High Profile composition ridge pieces along all hip and main ridgelines. 9. PLUMBING PIPE FLASHINGS: Four Seasons will re -flash around all existing plumbing pipes protruding up through roofline with new full lead pipe boot flashings. All new pipe boot flashings will be capped at top side of flashing to ensure proper seal. All shingles around new pipe flashings will be properly sealed with leak barrier. 10. FAN VENT FLASHINGS: Four Seasons will install new insulated fan vent ducting properly connect to all existing kitchen and bathroom fans and will install new metal PBK 4" and 6" sleeved and collared dedicated flapper fan vents flashings at roof. All new insulated ducting will be properly attached to new roof fan vent flashing's using scrim tape and sheet metal screws. 11. EXHALE VENTILATION: Four Seasons will install new high profile externally baffled continuous exhale ridge vent system along all upper main ridgelines where plywood decking will be cut back 1.5" per each side of roof to allow for proper exhale air flow out all attic areas of roofs. New ridge vent system will be attached using manufacturer provided 3" galvanized roofing nails. 12. WALL FLASHINGS: Four Seasons will install new 26-gauge sidewall and end wall flashing where all lower rooflines meet siding of upper rooflines. New wall flashings will extend up and under existing siding and will weave in between new composition roofing shingles per shingle manufacturer recommendations. Note; Some of the existing siding may need to be removed and replaced or re -installed in order to properly re -flash walls. Cost to remove and replace such siding is not included in this estimate. PAGE O 13. CHIMNEYS: Four Seasons will loosen and or remove existing siding from around base of all chimneys and will wrap base of all chimneys with new Ice & Water Shield moisture barrier existing up sides of chimneys a minimum of 4". Four Seasons re -flash around all existing chimneys with new 26-gauge flashing kits consisting of (custom cricketed back pan flashings, 3" x 5" end wall flashing and 8" x 8" sidewall step flashing). 14. OPTIONAL CHIMNEY SIDING & CAP REPAIRS: Siding: Four Seasons will remove and replace existing 4-rows of damaged siding and trim board from around lower base of chimney and will install new matching cedar channel siding and new trim boards. Four Seasons will pre -prime all new siding and trim boards but this estimate does not include paint. Chase Covers: Four Seasons will remove and dispose of existing stove pipe caps, collars and existing galvanized metal chimney chase covers. Four Seasons will install new custom fabricated stainless -steel chimney chase covers with new stove pipe caps and storm collars. 15. SKYLIGHTS: Roof Flashing: Four Seasons will re -flash around all existing skylights with new 26-gauge factory coated metal roof flashing consisting of (5" x 13" back pan flashing, 3" x 5" end wall flashing and 8" x 8" sidewall step flashing). Four Seasons will re -set and re- install all existing skylights with new double back curb tape and rubber washer sheet metal screws. Optional Replacement: Four Seasons will replace all existing skylights with new 2' x 4' standard size Max Low E fixed clear glass skylights. All new skylights will be set and installed with new double back curb tape and rubber washer sheet metal screws. 16. SAFETY ANCHOR FLASHINGS: Four Seasons will install new Hitch -Clip permanent roof safety anchors at peaks of roof. 17. OPTIONAL GUTTERS SCREENS: Four Seasons will install new heavy-duty stainless - steel leaf guard gutter screens to new gutter system. 18. DETAIL & CLEAN-UP: Four Seasons will clean all debris from roof, gutters and grounds and dispose of properly, sweep all walkways and parking areas, run nail magnet around entire grounds of work area, all pre- cautions will be taken during length of project to protect all landscaping and property. PAGE #4 30up 6easons SHIELD of PROTECTION 24 HOUR EMERGENCY REPAIR: Any new leak repair service is at your disposal from the minute you schedule your new roof. DAMAGE PROTECTION: Four Seasons will repair any damage to the outside of your home as well as the inside of your home in the case of any faulty workmanship at no cost to you. MAINTAINENCE: Four Seasons will visit your home on 1 separate occasion during the labor warranty period to inspect and evaluate the condition of your new roof. Four Seasons will also clean all loose debris from roof surface and gutters to ensure all components of your new roof system are performing properly. SERVICE CALLS: You receive no charge service calls during the labor warranty period, if a storm blows through, a tree falls down, a pesky rodent happens to call your roof home or your just concerned about something you see or hear on your roof give us a call we will come inspect it for you with no service call charge. These terms and conditions supersede all provisions of the Customer's order relating to this Work (as defined below) to the extent that such provisions are inconsistent with, differ from, are additional to, or limit these terms and conditions in any way. 1. Work. For purposes of these terms and conditions the term "Work" means any services or products supplied or required to be supplied by Contractor to or for Customer under contract or otherwise, including without limitation items identified in the "description" provision of any contract for the supply of any services or products by Contractor to or for Customer. Work does not include unanticipated conditions discovered during the Work. 2. Title and Risk of Loss. Title to and risk of loss of products, passes to Customer upon delivery to worksite. 3. Warranty. Contractor warrants only that its workmanship will be free of defects for a period of one year from the date of completion of the Work, except as otherwise provided for in the Customer's order. Products used in the Work shall be new. 4. Manufacturer's Warranty. Customer's sole remedy for defect(s) in any parts, materials, products, and equipment ("Products") Contractor provides during the Work is under the Products manufacturer's Warranty, if any. If you believe you have a claim for defective Product, Contractor will provide you with the Product manufacturer's name, address and telephone number. 5. Matters Not Warranted. Contractor shall not be responsible for any condition in Customer's premises undiscovered during the Work, any non -conformities or damage caused by other than normal and proper usage, or contributed to by improper maintenance, incorrect installation by Customer, misuse or abuse, alterations made without consent of Contractor, faulty repairs made by any person other than Contractor, or defects arising from materials supplied or designs stipulated by Customer. 6. Disclaimer. EXCEPT AS OTHERWISE PROVIDED FOR IN THESE TERMS AND CONDITIONS, AND THE CUSTOMER'S ORDER, CONTRACTOR HEREBY DISCLAIMS AND CUSTOMER HEREBY WAIVES ANY REPRESENTATION OR WARRANTY, EXPRESS OR IMPLIED, AS TO ANY MATTER WHATSOEVER, INCLUDING WITHOUT LIMITATION WORKMANLIKE SERVICE, THE DESIGN OR CONDITION OF THE WORK, ITS MERCHANTABILITY; OR FOR DEFECTS IN CUSTOMER'S PREMISES UNDISCOVERED BY CONTRACTOR DURING THE WORK. 7. Remedy. Customer's sole and exclusive remedy for any defect under warranty in paragraph 3 shall be limited to, at Contractor's option, repair or replacement by Contractor of such part of the Work as Contractor deems necessary to cure the defect or refund of the purchase price of the defective work. 8. Limitation of Remedy. UNDER NO CIRCUMSTANCE SHALL CONTRACTOR BE LIABLE TO CUSTOMER OR THIRD PARTY FOR ANY LOSS OF PROFITS OR ANY DELAY, INDIRECT, SPECIAL, INCIDENTAL OR CONSEQUENTIAL DAMAGES ARISING OUT OF OR RELATING TO THE WORK. 9. Timely Claim. This warranty is void and is of no force or effect with respect to any defect unless, within ONE YEAR from the date of completion of the alleged defective Work, Contractor receives from Customer a written claim fully describing the defect. 10. Force Majeure. Contractor shall not be liable for any failure or delay in the work resulting from any cause beyond the reasonable control of Contractor; or from compliance by Contractor with any law, regulations or order; or from acts of God, fires, or other casualty or accident, or from labor disputes, strikes or other disorders; or from the inability to obtain in sufficient quantity labor or materials or other supplies from the usual sources of Contractor. 11. Indemnity. Customer agrees to indemnify, hold harmless and defend Contractor against all liabilities, claims, demands, suits, losses, costs, damages and expenses (including reasonable attorney's fees) which Contractor may sustain or incur arising out of any claim based on the Customer's breach of these terms and conditions, or death of persons or damage to property arising out of or in any way connected with the sale or use of the Work, or incorporation of the Work into any structure, or the sale or use of such structure. Customer shall have no obligation to indemnify, hold harmless, and defend Contractor against liability for damages arising out services provided under the Customer's order or out of bodily injury to persons or damage to property caused by or resulting from the sole negligence of the Contractor, or its agents or employees. Customer's obligation to indemnify, hold harmless, and defend Contractor against liability for damages arising out of such services or out of bodily injury to persons or damage to property caused by or resulting from the concurrent negligence of (i) the Contractor or the Contractor's agents or employees, and (ii) the Customer or the Customer's agents or employees, is valid and enforceable only to the extent of the Customer's negligence. 12. Entire Agreement. Except to the extent the parties otherwise agree in writing, these terms and conditions are the exclusive expression of the understanding of the parties about the Work. 13. Interpretation, Jurisdiction, Venue. This Work and these terms and conditions shall in all respects be governed, construed, and interpreted by the laws of the state of Washington, except where superseded by federal law. Washington state courts shall have exclusive jurisdiction over any controversy arising out of or related to this Work and/or these terms and conditions. Venue of any dispute arising out of or relating to the Work or these terms and conditions shall, at Contractor's option, be in courts of competent jurisdiction in Seattle, Washington. 14. Payment Terms. Customer shall pay Contractor the full balance of invoiced amounts within thirty (30) calendar days of the date of each invoice. Undisputed balances not paid within thirty (30) calendar days of the original invoice date ("Outstanding Balances") shall accrue interest at 12% per annum, or the maximum rate permitted by law, whichever is higher. 15. Attorney Fees. The party that prevails in any dispute regarding this agreement shall be entitled to its attorney's fees and costs incurred. 16. Severability. If any term or provision of these terms and conditions is held by any court or other competent authority to be illegal or unenforceable, the remaining terms and provisions shall not be affected. 17. Extra Layers. All layer(s) of roofing found during the roof removal process that were not noted in the original quotation will be removed and disposed of at an additional cost per one hundred (100) square feet per layer as priced on Customer's order relating to the Work. PAGE #8 DISCLOSURE STATEMENT/NOTICE TO CUSTOMER This Contractor is registered with the State of Washington, Registration No. FOURSRS016QA and has posted with the state a bond or deposit of $12,000.00 for the purpose of satisfying claims against the Contractor for breach of contract including negligent or improper work in the conduct of the Contractor's business. The expiration date of this Contractor's Registration is April 11, 2022. THIS BOND OR DEPOSIT MIGHT NOT BE SUFFICIENT TO COVER A CLAIM THAT MIGHT ARISE FROM THE WORK DONE UNDER YOUR CONTRACT. This bond or deposit is not for your exclusive use because it covers all work performed by this Contractor. The bond or deposit is intended to pay valid claims up to $12,000.00 that you and other customers, suppliers, subcontractors, or taxing authorities may have. FOR GREATER PROTECTION YOU MAY WITHHOLD A PERCENTAGE OF YOUR CONTRACT. You may withhold a contractually defined percentage of your construction contract as retainage for a stated period to provide protection to you and help ensure that your project will be completed as required by your contract. YOUR PROPERTY MAY BE LIENED. If a supplier of materials used in your construction project or an employee or subcontractor of your Contractor or subcontractors is not paid, your property may be liened to force payment and you could pay twice for the same work. FOR ADDITIONAL PROTECTION YOU MAY REQUEST THE CONTRACTOR TO PROVIDE YOU WITH ORIGINAL "LIEN RELEASE" DOCUMENTS FROM EACH SUPPLIER OR SUBCONTRACTOR AT YOUR PROJECT. The Contractor is required to provide you with further information about lien release documents if you request it. General information is also available from the Washington State Department of Labor and Industries. The Contractor must retain a signed copy of the Disclosure Statement in his or her files for a minimum of three (3) years and produce a signed or electronic signature copy of the Disclosure Statement to the Department upon request. CHAPTER 64.50 RCW CONTAINS IMPORTANT REQUIREMENTS YOU MUST FOLLOW BEFORE YOU MAY FILE A LAWSUIT FOR DEFECTIVE CONSTRUCTION AGAINST THE SELLER OR BUILDER OF YOUR HOME. FORTY-FIVE DAYS BEFORE YOU FILE YOUR LAWSUIT, YOU MUST DELIVER TO THE SELLER OR BUILDER A WRITTEN NOTICE OF ANY CONSTRUCTION CONDITIONS YOU ALLEGE ARE DEFECTIVE AND PROVIDE YOUR SELLER OR BUILDER THE OPPORTUNITY TO MAKE AN OFFER TO REPAIR OR PAY FOR THE DEFECTS. YOU ARE NOT OBLIGATED TO ACCEPT ANY OFFER MADE BY THE BUILDER OR SELLER.
