REVIEWED PLN_BLD2020-0750+Applicant response to PLN+1.22.2021_10.58.12_PM+2005461Date: Jan 22nd 2021 To: Michele Q. Szafran From: Chris Foster RE: Plan Check BLD2020-0750 16211 70th PL. W. Single Family Deck Replacement/enclosure Please see responses to comments from Jan 8th Letter: Item # 6 Seasonal Restrictions After discussions with the geotechnical consultant regarding the seasonal restrictions, they referred me to the following comments on page 7 and 8 of their Feb 271h 2020 letter, stating that if the erosion control methods mentioned are followed, earthwork during wet weather can occur: recommend that foundation preparation take place during dry weather, if possible. If earthwork takes place during wet weather, additional expenses and delays should be expected. These extra expenses could include additional erosion control and temporary drainage measures to protect the slope. In any case, any excavation spoils should be hauled off site and not allowed to reach the slope. Also, the vegetation on the slope should not be disturbed. Any disturbed areas should be promptly repaired. Erosion Control and Slope Protection Surface water appears to be adequately controlled on the site under current conditions. We do not anticipate that the recently constructed deck addition will significantly alter drainage patterns at the site. Adequate spaced decking on joist framing should not concentrate runoff from the deck. If the decking will not be spaced and will concentrate runoff from the deck, the water should be collected in gutters and downspouts and be directed to the roof drain system. Water runoff should not be allowed to reach the slope. NELSON GEOTECHNICAL ASSOCIATES, INC. Geotechnical Engineering Evaluation NGA File No. 1151014 Foster Residence Deck Replacement February 27, 2020 Edmonds, Washington Page 8 The on -site soils are interpreted as having moderate to severe potential for erosion, depending on how the site is graded and how water is allowed to concentrate. Best Management Practices (Bi should be used to control erosion. Areas disturbed during construction should be protected from erosion. Erosion control measures may include diverting surface water away from the excavations and the steep site slopes. If any vegetation is removed from the area above the slope, silt fences or straw bales should be erected to prevent muddy water from flowing over the site slopes. Disturbed areas should he replanted with vegetation at the end of construction and the vegetation should be maintained until it is established. Item # 7: Point Discharge Please note on the latest drawings of the deck that have been submitted, the enclosed space has been removed and there is no longer any impermeable surfaces, and thus no point discharges. Point 2: NOTICE OF PRESENCE OF CRITICAL AREA(S) AND/OR CRITICAL AREA BUFFER(S) ON PROPERTY This has been notarized and will be recorded with the county. A copy has been uploaded. Point 3: Site Plan: Site -plan has been updated to reflect architectural drawing.
