Our response appears in bold. General: 1. Per Section R406, the additional energy efficiency requirements require, that the drawings included with the building permit application, shall identify which options have been selected, and the point value of each option, regardless of whether separate mechanical, plumbing, electrical, or other permits are utilized for the project. Please make corrections and provide this information on your set of plans. Refer to the energy calculation worksheet on sheet A0.1 of the architectural drawings. The option selected is Option 5a (0.5 credits) for Efficient Water Heating 5a. The water heating system is a 0.95 Energy Star rated tankless water heater (Model No. Navien CR-180A) shown on sheet A1.2. The addition is less than 500 square feet and therefore only requires 0.5 credits per the energy calculation worksheet. 2. After review of the Energy calculation documents provided. It is apparent that the WSEC credit chosen is not accurately demonstrated in the calculation packet. Please review/correct the Energy calculations. This is to be demonstrated on the plans as well as the packet. Refer to the revised architectural plans with the energy calculation worksheet. 3. Provide cross sections on your plans, to demonstrate that the building thermal envelope shall meet the requirements of Sections R402.1.1 through R402.1.5 of Washington State Energy Code. This information is shown on the wall section 2 on A3.1 Sheet A1.2: 4. Provide a floor plan of the plumbing fixtures in the new proposed bathroom. It appears that a new bedroom, has been created for your project. Please demonstrate how the existing window will meet the egress requirements on your plans. Section R310 This was inadvertently labeled as a bedroom. It is a bonus room. 6. Please demonstrate on your plans the requirement of a new Smoke detector. Section R314 This is now shown on plan. 7. Demonstrate the mechanical ventilation, and its minimum required local exhaust rates for the new bathroom and mud/laundry area, on your plans. Washington state amendments table M 1507.4 There is an existing 50 CFM in the current Laundry room that is becoming a bathroom. A new 50 CFM fan will be provided in the new laundry area. This is now shown on sheet A2.1 8. Your application consists the changing of the existing unconditioned space to a conditioned space. On the plans, please demonstrate how you will be heating these new conditioned spaces. A Carrier Model 40MBDQ18-3 is planned to be located in the ceiling space of the new area and ducts run to each room. It is now shown on A2.1 9. Please demonstrate on the plans, how you will provide make up air for the new proposed mud/laundry room. Makeup air will be provided through a louvered door as required per section 504.6 of the mechanical code. 10. It appears that the window located in the mud/laundry room may require safety glass or glazing. Please clarify the distance from the hinged side of the door. R308.4.2 This dimension has been increased and is shown on plan. 11. Please clarify on the plans if the furnace is new/existing and if it is either gas/electric. 12. Added to Sheet A1.2 The existing furnace is being replaced prior to construction with an 80% efficient gas furnace. An air conditioning unit is also being added. Mechanical Contractor (Kings Heating and Air Conditioning) will get a separate permit. Sheet A1.3: 13. It appears that there is no work being conducted to the roof for your project, however the structural sheets indicate that there are changes to the exiting roof framing. Please indicate on this sheet that the changes to the roof framing can be found on the Structural sheets. Added. Sheet A3.1 14. Please make correction on the plans to the call out of 3/A4.1. Structural: Sheet S1.2 15. It in the Hold Down Table, the anchor bolt refers to a note 4. It is apparent that this note is missing in this table. Please make correction to this table.
