MS2 Project: 21-116 Dear Mr. Mitchell: BLD2021-0296 RESUB 3 4/5/21 BUILDING DEPT On March 16, 2021, a site visit was made by Mr. Michael McCann of McCann Structural Solutions to the existing residence at 20029 Maplewood Drive in Edmonds, Washington. The purpose of the site visit was to observe and document the existing framing around a brick fireplace that has been removed, and verify the structural capacity of a new ceiling joist splice detail. Mr. and Mrs. Mitchell, along with the contractor, Reuben Campbell, were present and accompanied Mr. McCann during the site visit. Pictures were taken of the interior of the residence, and a few are included in this report. Drawings and details of the structural modifications were presented for review. PROJECT DESCRIPTION The current residence is a one story, wood framed, residential structure. The existing roof is of a shallow pitch (2:12 or less) . There is minimal height (2 to 3 feet) in the attic space due to the low pitch. There is insulation between the ceiling joists. The existing ceiling joists that were cue at the old brick fireplace need to be extended 16" to accommodate the Architectural look desired. STRUCTURAL OBSERVATIONS The following structural items were noted: • The fireplace had been removed exposing the ceiling, roof, and wall framing. • To either side of the fireplace space are original rafters that have large plywood gussets at the ridge connection, with a ridge board framed between the gusseted rafters. • The gusseted joists are supported by original 2X4 verticals, one at each end of the original fireplace opening, and supported by existing wall structure below. • The ceiling rafters were cut at the fireplace opening. • The cut ceiling joists do not support any roof loads and originally spanned about 8 feet. • The moment in the ceiling joists at the point of the extension is very low. • There is a 16" extension at each ceiling joist in place to serve as an extension for the ceiling joist to be supported by a new flush beam. • The existing supporting wall and low beam that originally framed the fireplace opening will be removed. • The extended ceiling joists will be hung off the new beam with joist hangers. STRUCTURAL CONCLUSIONS The following items are the structural conclusions of McCann Structural Solutions: • The existing ceiling joists take no roof load. • The existing ceiling joists only support the ceiling sheetrock, insulation, and their own self -weight. • The detail showing the desired 16" extension is structurally acceptable. STRUCTURAL RECOMMENDATIONS The following items are the recommendations of McCann Structural Solutions: • Approve the extension detail as shown on the stamped plan set. • Should any additional structural issues become manifest, please contact McCann Structural Solutions before making any structural modifications.
