Edmonds, WA 98026 Date of Existing Agreement: 7/13/21 SUBJECT TO FIELD INSPECTION. DOES NOT INCLUDE ANY STRUCTURAL WORK You are hereby authorized to perform the following specifically described additional work: Unit 2 Entry Stair System and Garage Wall 1. Deconstruct and remove existing stairs and railing, taking extra care not to compromise waterproof deck landing membrane if possible. In the event this area is deemed to require compromising in order to executepennitted repairs, additional charges will apply. 2. Reframe storage area wall beneath landing to better support paneling and to prevent further/future degradation. 3. Remove and replace grooved T-1 I I style 5/8" exterior wall sheathing on garage and storage area East facing walls, including necessary metal flashings and sealants to protect against future degradation_ 4. Remove and replace compromised sheetrock on interior of East garage wall where visible discoloration is present, fire tape seams as required. 5. Inspect East wall framing when exposed, recommend additional rot repairs if required. If none required, cavity will be treated with antimicrobial and spray sealed to protect against future microbial growth. 6. Remove and replace non -compliant wall mounted hand rail along stairs with new compliant material (2x6 pre -milled cedar "keyhole" style wood) on new guard rail instead of garage wall to match Unit 2 directly across. 7. Delete existing surface mounted electrical conduit and exterior electrical receptacle, junction into covered box inside garage. 8. Remove compromised gypsum wall board from beneath stair landing. 9. Layout, construct, and install new code compliant stair system to replace existing, using code compliant material, hardware, and dimensions, in similar style as existing for visual continuity between units. Includes pressure treated structural members, 3x 12 floating stair treads, enclosed risers, secured with approved galvanized hardware and fasteners as required. Treads, risers, and framing to be separated from garage wall to allow drain plane for water runoff. 10. Layout, construct, and install new code compliant guard rail on new stairs to replace existing, using code compliant material, hardware, and dimensions in similar style as existing for visual continuity between units. Includes pressure treated posts, cedar infill and cap material, secured with approved galvanized hardware and fasteners as required_ 11. Prepare, prime, and paint all new materials to match existing_ General Notes 1 _ Haul away and disposal of additional debris is included. 2. Additional materials, labor, and equipment is included. 3. Change Order Fee: Waived 4. This project will require a building permit in this jurisdiction. Permits and related fees are not included in this Change Order due to extremely variable jurisdictional requirements which cannot be fully know until actual time of submittal. if this work is desired or requested, it will be invoiced additionally based on Time and Materials rates shown on page 1 of the Original Agreement Additional charge for above described additional work is: $17,182.41 plus 10.4% sales tax = S18,%9.38 Payment will be made as follows: $9,484.69 due upon acceptance, balance due within 5 days of invoicing. Above additional work is to be performed under the same conditions as specified in Original Agreement unless otherwise stipulated above.
