Site Descriation
The subject property is located on the east side of Sunset Avenue North. The critical area map identifies
a potential seismic hazard area on the western 40 feet of the parcel. Seismic hazard areas are areas
subject to severe risk of damage as a result of earthquake -induced ground shaking, slope failure,
settlement, soil liquefaction, lateral spreading, or surface faulting. These areas are designated as having
a "high" and "moderate to high" risk of liquefaction as mapped on the Liquefaction Susceptibility Map of
Snohomish County by the Washington State Department of Natural Resources or areas located within
landslide hazard areas.
What does this mean?
The critical area regulations are only triggered when an alteration is proposed to a critical area or
its buffer. However, once an alteration in or near critical area is proposed, critical area studies and
City review and approval may be required.
What is an `Alteration'?
According to Section 23.40.005 of the Edmonds Community Development Code (ECDC):
"Alteration" means any human -induced action which changes the existing conditions of a critical
area or its buffer. Alterations include, but are not limited to: grading, filling; dredging; draining;
channelizing; cutting, pruning, limbing or topping, clearing, relocating or removing vegetation;
applying herbicides or pesticides or any hazardous or toxic substance; discharging pollutants;
paving, construction, application of gravel; modifying for surface water management purposes;
or any other human activity that changes the existing landforms, vegetation, hydrology, wildlife
or wildlife habitat value of critical areas.

Burdett - Single Family Residence - New Construction
Project Address: 332 Sunset Ave. N., Edmonds, WA 98020
The owners, Chris and Lisa, have worked with me to design a 2 level, new construction single family residence with attached 3
car garage. The scope of the submitted project is demolish the existing home and outbuildings on site to make way for the
new house. The house is planned as a slab on grade throughout with large footings and grade beams with steel frame
construction. Roof construction is a low slope membrane unvented roof system to gain high ceiling spaces on the upper floor
to take advantage of the beautiful water views to the west.
Main pedestrian entry will still be on the NW corner of the house, but main vehicular entry will now be from the alley access on
the south as the current north side driveway with access from Sunset Ave. N. will be removed.
Additionally, a lot line adjustment was recently approved to gain a larger lot area from the adjacent 403 2nd Ave parcel that is
also owned by this same owner.
