Please find enclosed the Fire Alarm Tenant Improvement Design
A Part/Smarts Fire Alarm Tenant Improvement per the City of
Edmond's requirements. The main floor of the existing non -sprinkled
building is undergoing a tenant improvement. This is a Parts/Smarts
project, FPI will provide a code compliant design, fire alarm
permit/submittals, new fire alarm equipment, system pre -testing and final
acceptance testing. Evergreen Power Systems Inc will provide the
electrical permit and electrical installation as shown. The main floor of
the existing building will be brought up to current code per Edmonds
Municipal Code 19.25.035. Additional Detection and Occupant Notification
will be installed in areas lacking proper coverage, all exiting devices to
remain unless noted. The existing FACP (SK-5204) is located in the
electrical room on the lower floor.
Edmonds Municipal Code as it relates to fire amendments:
19.25.035 Fire protection systems:
C. Fire Alarms and Detection Systems. In addition to the
requirements of Section 907.2, an approved, monitored automatic fire alarm
system shall be installed and maintained throughout all buildings,
structures, floors, and suites described in this section. If conflicts
exist between the IFC and this section, this section shall prevail. Fire
alarm systems shall be installed per NFPA 72 and SCF's fire alarm
standard. Partial area fire alarm systems are prohibited except where
approved by the fire code official.
1. In existing buildings, structures or suites having an existing
fire alarm system that does not protect all areas, when the building,
structure, or suite undergoes an alteration, repair, modification, or
similar improvement requiring a building permit, unprotected areas shall
be provided with protection as approved by the fire code official.
6. In building or suite provided with a fire alarm system, fire
detection system, or supervised sprinkler system, but lacks adequate
occupant notification appliances, audio/visual devices shall be installed
as required by NFPA 72 and SCF's fire alarm standard.
The system has been designed per NFPA 72, IBC, IFC, NEC and your
current codes & standards. A full pre -test and NFPA form shall be
conducted and completed prior to calling the AHJ for acceptance testing.

AMBIENT TEMPERATURES
No area with alarm service equipment shall
fall below 40 degrees, common areas shall
be at 68 degrees per builder
SEQUENCE OF OPERATIONS
All Alarm and Trouble conditions shall enunciate at FACP as well as remote
notify listed Central Station. Zones of alarm shall cause for all
notification circuits to activate and send an alarm zone to CS and re -
dispatch to Fire Service. Trouble and supervisory signals shall transmit
to CS, (no notification circuits shall activate.) Opens on any zones shall
cause for a trouble signal.
