Contractor shall verify all existing site conditions for compliance with plans and specifications, i.e., soil conditions, topography and setbacks. If applicable, the dimensions of existing structures & their structural and mechanical components shall be verified for compatibility and accuracy with the plans and specifications. This office shall be notified immediately of discrepancies, ambiguities or omissions in the plans prior to construction and fabrication or purchase of building components. 2. Written dimensions take precedence over drawing scale. 3. All workmanship, materials and installed products shall meet or exceed the accepted industry standards and shall meet or exceed the minimum requirements of the Uniform Building Code, state energy code, N.E.C., U.P.C., U.M.C. and all applicable local codes, which shall take precedence over notes, specifications & drawings. 4. Unless a professional survey accompanies the plans, the plot plan was drawn from general site landmarks and is not to be construed as a professional survey. The contractor shall take full responsibility for maintaining required zoning setbacks or shall, at his discretion, request the owner to provide a professional survey to determine setbacks and/or other zoning restrictions. 5. Contractor shall secure all necessary permits and inspections and shall notify this office, prior to construction, of any revisions or added requirements requested by the bldg. dept. 6. Contractor shall verify size and location of all required openings in floors, walls and roof with proposed mechanical, plumbing and electrical work. Pre -fabricated items to be handled and installed per manufacturer's recommendations. 2015 International G E N E•R A L C O N S T R U C T I O N Residential Code W.S.E.C. 1990 A. SITE CONDITIONS & SITE WORK 1. If soil conditions encountered upon excavation differ from the soil bearing capacity outlined under "Design Loads", or if excessive ground water is present, contact this office before p-`oceading. All footings shall extend to below frost line and shall bear on undisturbed, native soil. 2. Do not backfill until walls have been adequately braced or have been designed to resist lateral earth pressure. Backfill material shall be clean, permeable & free of organic materials. 3. Install 4" diam. PVC perforated perimeter drains (as required by site conditions) in 1 cu. ft. of drain gravel per lineal ft. & provide separate down spout and sealed surface drainage ar4.!or retention as required by local codes. B. CONCRETE 1. Center all post footings unless noted and provide 1" plinths at slabs or 8" plinths at exposed earth (6" if post is pressure treated). Provide 6" min. from sill plates to finished grade. Damp-proof basement foundation walls with 2 coats asphaltic emulsion,unless waterproofing is called for in the plans. C. REINFORCING 1. Install reinforcing per A.C.I. standard practice. Splice corner and continuous bars with a min, of 30 bar diameters. Minimum t:_r cover: exposure to weather 2", to earth 3", to other 1". 2. Embed anchor bolts a minimum of 7" unless otherwise noted.- 3. New footings shall not impose 'undesigned' loads on new or . existing basement or retaining walls. D..LUMBER & FRAMING 1 Framing um er: .D, to 19% moisture content, graded per Std. grading rules per W.C.L.I.B. or W.W.P.A. as applicable. Grade and species per framing plans, general notes and "Design Loads". 2. Sill plates, deck sub -structures, posts and beams exposed to weather and any wood in contact with concrete shall be pressure tientiad with an approved preservative per U.B.C. Std 25-12. Columns and posts shall -be framed to true end bearings with adequate anchors at top and bottom to assure against uplift an.:. displacement. Provide lateral support for beams, rafters and joists per U.B.C. 2506(h). Provide temporary bracing as required until all permanent connections and stiffeners are installed. 3. Provide minimum joist bearing of lj" on wood, 3" on concrete. 4. Multi 2x built-up beams shall be -spiked together. Unless noted, use 10d nails @ 12" o.c. staggered. 5. Solid block w/ 2x @ midpoint of studs over 10 ft., below. perpendicular bea-rin& partitions and between joists and rafters @ supp,:*rts. 6. Wood entering masonry or concrete shall have 1/2" net airspace at top, sides and end. 7. Double joists under parallel walls and partitions.' 8. F, PLYWOOD & DIAPHRAM NAILING 1. Ali plywood for structural -uses shall conform and bear a grading stamp of the American Plywood Association, (A.P.A.). 2. Provide sheathing & nailing as follows UNLESS NOTED ON PLANS: Floor sheathing shall'be T&G 3/4" C-D INT-APA plywood with ext. glue, P.I. 32/16, glue to joists & nail 10d @ 6"o.c. edges, 10d @ 10" o.c. field. Roof sheathing shall be 1/2" C-D INT-APA plywood with exterior glue, P.I. 24/0, nail 8d @ 6" o.c. edges, 8d @ 12" o.c, field. G. VENTILATION & ACCESS 17 Ventilate crawl spaces and overhanging floors with screened openings not less than 1 sq.. ft. for each-150 sq. ft. of under floor area. Distribute openings approximately equally along the length of at least two opposite sides and cover with 1/4" corrosion -resistant wire mesh at crawl space openings. 2. Ventilate attic spaces with cross ventilation equal to 1/150th of the attic area, except.the area may be 1/300th, provided at least 50% of the required vent area is 3 ft. above eaves with 50% of the required vent area in the eaves. 3. Provide an accessible attic access panel, 22"k 30" min., when a clear height of 30" is present. 4. Provide 18"x24" crawl space access to under floor areas. H. SAFETY GLAZING 1. Tempered safety glass shall be installed in hazardous locations: Glazing subject to human impact, glazing in doors, glazing within 12" of a door, glazed areas >9 sq. ft. when less than 18" above a finish floor or walking surface and as described per U.B.C. 5406. I. ELECTRICAL 1. Electrical contractor shall evaluate & determine adequacy of existing and proposed electrical service & provide required circuits and amperage per N.E.C., state electrical code, state & local energy codes, and manufacturer's specifications for proposed products, appliances and equipment. i �F J. MECHANICAL 1. Warm air furnace or gas H.W.T. shall not be installed under stairs and shall have proper vents and outside combustion air. 2. Gas appliances in garage shall'be on an 18" high platform. 3. Air ducts penetrating garage to house separation shall be 26 gauge min. or shall -have approved dampers. Ducting shall meet U.M.C. Stds. and systems are to be balanced. Contractor shall provide mechanical ducting diagrams/shop drawings for Architect's review. 4. Bathrooms & laundry rooms shall have mechanical exhaust in rigid ducting to exterior, with a backdraft damper, capable of 5 air changes per hour or provide natural ventilation of > 1/20th floor area, 1-1/2 sq. ft. min. 5. Range hoods shall be ducted (rigid) to the exterior and sized appropriately for fan exhaust capability. K. PLUMBING 1. Plumbing contractor shall size all lines & vents per U.P.C. H.W. tanks shall be sized per industry standards. 2. Provide seismic straps & pressure relief valves at H.W. tanks. L. MOISTURE CONTROL 1. Showers shall have an approved, hard, smooth, & water-resistant surface to a height of 70" above drain inlet. 2. Provide W.P. board or glass mesh mortar units behind tile at shower surrounds. Tile showers with a site -built pan shall be filled & tested for leaks for 12 hrs. Provide mildew resistant caulk @ all tile accessories. M. TRUSSES 1. Pre -fabricated trusses shall be designed by a Washington State licensed structural engineer and in accordance with the plan req'mts. Submit complete shop drawings with engineer's seal, for approval, prior to fabrication. Trusses must be stamped by an approved manufacturer or by a quality control agency such as the Washington Wood Truss Fabricators Council. 2. Contractor shall verify exact spans prior to fabrication. 3. Approved hangers must be used at all connections of rafters, jacks, or hip trusses, to a main girder truss. Non -bearing partitions below trusses shall be held down and connected with Simpson STC fasteners. 4. Trusses shall be installed in accordance with the manuf. specs. N. SKYLIGHTS 1. Glazing shall be insulated, tempered glass (top), laminated glass (bottom) and a min. 7/32" thickness. 2. Provi_de a min. 4" curb, flashed & counter flashed at top & bottom, step flash sides...Unit shall have a condensation gutter at lower end. Flare skylight well to ceiling below, line with 1/2" G.W.B. 0. EMERGENCY EGRESS 1. Every sleeping room and basement shall have an exit door to the exterior or a minimum of one window which meets the following requirements: Maximum sill height of 44", net clear opening area of 5.7 sq. ft., min. clear height of 24", min. clear width of 20" and shall be operable from the inside without special tools.or'knowledge. P. SMOKE DETECTORS . 1. Smoke detectors conforming to U.B.C. std. 43-6 shall be installed per manufacturer's recommendations, mounted on the ceiling or wall centrally located in the corridor or area giving . access to each separate sleeping area. In structures with more than one story or with a basement, a detector shall be installed on each story and in the basement. In split level structures, provide detectors on upper level, unless sleeping rooms are located on lower level, then detectors are required on both levels. All detectors shall be audible in sleeping rooms. 2. Smoke detectors in new construction shall be direct wired to building power without a disconnect switch other than for overcurrent protection, others may be battery operated. Q. SECURITY 1. Provide security at entrance & garage doors with minimum 1/2" throw dead bolts. 2. Provide an observation. port @ 5-4" to 66" off floor at unglazed entry doors. R. GARAGE SEPARATION 1. Garage/dwelling separation shall consist of firetaped 5/8" G.W.B. type-X applied to all garage surfaces adjoining dwelling's living, attic and crawl spaces. 2. Structural supports for dwelling spaces, when in the garage, shall also be wrapped (including bearing walls, posts, joists and beams). 3. Air ducts penetrating the separation shall be 26 GA. or have approved dampers. 4. Doors from garage to dwelling shall be 1-3/8" min. solid core, tight fitting and self -closing. S. STAIRS & GUARDRAILS 1. Provide stairway width of 36" minimum, riser height of 8" max., tread length 9" min., and a 3/8" max. variation. 2. Stairways less than 44" in width may have one handrail unless both sides are open. 3. Rails shall be 34" to 38" off nosings & •spaced 1-1/2" min. off wall with a 1-1/2" to 2" diam. smooth grasp, and a newel or return at ends 4. Provide 6'-8" min•. clear headroom above stair nosings. 5. Provide guardrails for areas 30" above grade or adjacent floors, with a min. height of 36", and intermediate balusters or rails spaced so that a 6" sphere cannot pass through. 6. Enclosed usable space under stairs shall have 5/8" G.W.B. type-X, firetaped on walls and ceiling. T. BATH SAFETY 1. Hinged shower doors shall open outward and enclosures shall be fully tempered or laminated safety glass. Minimum thickness- 1/8" tempered, 1/4" laminated and meet U.B.C. std. 54-2. 2. Floor tile at showers and wet areas shall be skid -resistant. 3. Provide secure blocking for all -grab bars per plan, capable of supporting a 300// impact load. U. SOLID FUEL FACTORY -BUILT FIREPLACES STOVES & INSERTS 1. Units shall be U.L, listed, I.C.B.O. approved and installed per manufacturer's recommendations and required clearances. 2. Units shall have tight -fitting glass doors, readily accessible damper control, outside combustion air at front of fire box and a 3/8" thick (min.) non-combustible hearth extension which / is readily distinguishable from surrounding floor. (l 3. Provide chimney clearances and size per U.M.C. and W.A.B.O. standards for installation of solid fuel burning appliances. V. MASONRY FIREPLACES & CHIMNEYS 1. Chimney shall not support any structural weight other than its own unless so designed. 2. Provide an accessible damper control & outside combustion air. 3. Maximum temperatures, flue lining, flue sizing, termination height and clearances to combustibles shall comply with U.B.C. table 37-A and 37-B. 4. Seismic anchorage shall be provided for masonry chimneys at exterior walls per U.B.C. 3704 (c). 5. Clearance to combustible material: 2" from F.P. smoke chamber and chimney walls, 8" from F.P. opening, and combustible material within 12" of opening shall not project more than 1/8" per each inch of clearance from opening. 6. Hearth shall be 4" (min.) thick non-combustible material. Hearth extensions shall extend 16" from the front -of and 8" beyond the sides of the F.P. opening. If opening is greater than 6 sq. ft., the hearth extension shall extend 20" in front of and 12" beyond the sides of the opening. Hearth extension shall be readily distinguishable from surrounding floor. W. ENERGY NOTES 1. Exterior joints around windows & door frames, openings between walls & foundations, between walls & roof, & between wall panels; openings at penetrations of utility services through walls, roof and floors;. and other such openings in the building envelope, including access panels into unheated spaces, shall be sealed, caulked, gasketed or weather-stripped to limit air leakage. Weatherstrip exterior doors and doors adjoining unheated spaces. 2. Provide vapor barriers at heated side of insulated assemblies except at insulated walls with W.P. wall board and at shower ceilings. 3. Provide 6 mil. polyethylene ground cover at crawl spaces. Lap 12" min. and lap up foundation walls to height- of adj. exterior grade. 4. Insulate floors, walls and roof per plans. 5. Insulate hot air ducts in non -heated spaces per table 4-16. 6.
