Scope: Two New Multi Family Buildings; Plumbing and Mechanical. Please be advised that the building plans for the above referenced project have been disapproved for the purposes of obtaining a building permit. During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following information, clarifications, or changes are needed. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicating where the `clouded' or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. M1.01: Item 12 in the "Mechanical General Notes" indicates that the water heater drain pan shall be a 3/8" drain. The UPC requires a minimum of 3/a". Please update the notes to reflect the proper minimum size. M1.03: 2. Item P10A in the "Plumbing Fixture Units" table indicates that the additional hose bibb is to be sized at .5 WSFU. That value is not consistent with table 610.3 or footnote 8. Please clarify and update the table to reflect to values listed in table 610.3 of the 2015 UPC. M2.10: The water service line indicated on the plans is 2". The WSFU are indicated at 112.5. During the review of the WSFU in accordance with UPC table 610.3, it appears the count provided on the plans may be incorrect. Please clarify and coordinate the WSFU in accordance with table 610.3. Please be aware that when sizing the building supply and water meter. The full value listed in table 610.3 must be used. See footnote 3 of the fore mentioned table. Furthermore; when utilizing the 152 WSFU as tabulated in accordance with indicated fixtures and counts, the provided 1" water meter indicated on the approved civil plans is not sufficient to supply the demand. It appears a minimum of a 1 '/2" water meter will be required. If a larger meter is to be installed, revised sheets of the civil plans will be required to be submitted. Please clarify and change on the plans. M2.20: 4. The water service line indicated on the plans is 2". The WSFU are indicated at 138.5. During the review of the WSFU in accordance with UPC table 610.3, it appears the count provided on the plans may be incorrect. Please clarify and coordinate the WSFU in accordance with table 610.3. Please be aware that when sizing the building supply and water meter. The full value listed in table 610.3 must be used. See footnote 3 of the fore mentioned table.
