To whore this may concern:
At the request of American Home Planners this office reviewed a foundation revision pertaining
to this project. 'The original plan set specifies a 36x36x10" thick concrete footing. This new
footing conflicts with an existinc= 39" tali x V wide stem wall and 16" uWe x 8" thick strip
footing. The existing foundation is reported to be in a good condition with no cracking, spalling,
or visible damage. See photo#i'.
The point load at the new 36x36x10" thick footing is reported to be no greater than 11,232 lbf
(L.L::=6733 .lbf & DL==4499 IM). The effective lerigth of'the existing footing is 7'-10" long via a
45-degree load distribution. The allowable soil bearing pressure is assumed to be 1,500 k,. F as
permitted by the 20118 IBC. Therefore, the rnaximurn allowed point load located at the top of the
existing stem wall is 15,600 IV. This maxinium load exceeds the reported load conditions.
The existing stem and footing,, in the reported state, are deerned adequate to support the 1 1,232
IV point load. The contractor is responsible to verify the existing stem/footing conditions and
communicate field discrepancies that contradict this report.
