I have reviewed this building permit application on behalf of the Planning Division. During
review, it was found that the following corrections need to be addressed. Please submit
updated plans with changes called out, any requested reports, and summarize the changes in a
cover letter:
1. Height calculations: Verify that the height calculations on the Site Plan are accurate and
show the resulting lines of average original grade, maximum allowed height, and
proposed height on the Architectural Plans. Also, provide a dimension for the distance
between the house and garage.
2. Roof top deck: How will the roof top deck be accessed — are the stairs from the ground
or off of the existing deck attached to the house? The Site Plan and Architectural Plans
appear to differ.
3. ADU statement: Please have the owner complete the attached ADU Statement to
certify that they understand that the new space cannot be used as an accessory
dwelling unit or guest house.

I have read the requirements for Accessory Dwelling Units contained in Chapter 20.21 of the
Edmonds Community Development Code (ECDC) and understand that an Accessory Dwelling
Unit (ADU) as defined in ECDC Section 21.05.015 is prohibited until the required ADU
permit(s) are approved and any required inspections are finalized.
I also understand that an ADU permit cannot be approved unless all the criteria in Chapter 20.21
are met, and all the necessary items are submitted, including an affidavit of occupancy and a
covenant to be filed with the Snohomish County regarding the regulations imposed on ADUs.
Additionally, I understand that a guest house may only be permitted with an approved
conditional use permit per ECDC 16.20.010.D.2. and must comply with the definition of a guest
house per ECDC 21.35.030. A guest house may not have more than two bedrooms, is accessory
to a single-family dwelling, may have no kitchen facilities, is used primarily for sleeping
quarters, may not be occupied by paying tenants, and must be located on a lot of at least 20,000
square feet in area.
I am not requesting to establish an Accessory Dwelling Unit or Guest House on my property as
part of the subject building permit application (File No. BLD2021-0486). I will obtain all
applicable ADU or Guest House permits if I choose to establish an ADU or Guest House in the
future prior to establishing such use. I understand that the city's review of the subject building
permit application does not imply any future approval of an ADU or Guest House.
