Significant impervious surfaces have been added to the property (15931 — 72" d Ave W). If the
project involves more than 2,000 SF of new plus replaced hard surfaces, then drainage review
will be required per ECDC 18.30. Replaced hard surfaces are any existing hard surface that is
removed so that the sub -grade (rock, soil, etc) beneath them is exposed during construction (like
removal and complete reconstruction of the driveway). Hard surfaces are all impervious
surfaces, plus pervious pavements and any crushed gravel surfaces or surfaces where cars can
drive. Please respond to the following:
1. Submit a site plan that shows all new/replaced hard surfaces. Please include material,
square footage and dimensions of all new/replaced hard surfaces. Provide a table on the
plans that lists out all impervious surfaces (existing, new/replaced, etc.). If new/replaced
hard surface exceeds 2000sf than a stormwater review shall be required.
2. The first 20' of the driveway approach at 72" d has been poured in concrete. The city
requirement is for the driveway apron to be paved with asphalt. Please either remove the
concrete apron and replace it with asphalt or apply for an encroachment permit through
mybuilding=permit.com for the concrete apron to stay. Here are the Encroachment Permit
Requirements.
3. Please include the driveway apron in the impervious surface calculations on the plans.
4. All new gravel and other impervious surfaces added to the property will need to be
included in the impervious surface calculations on the plans. Please see photos below the
first is from 2017 and the second is from 2020. If gravel is removed, then the ground will
need to be compost amended and landscaped in order to no longer be considered an
impervious surface.
