Building Inspection and Repair Report Pursuant to RCW 64.55.090

This report is made by Depew, Inc., a qualified building enclosure inspector as defined by RCW
64.55.020 for Keith Ford with reference to Building 1 of the 76th Ave Townhomes.
Depew, Inc. inspected the building enclosure of the Building consisting of the part of the Building
that physically separates the outside of exterior environment and which weatherproofs, waterproofs or
otherwise protects the building or its components from water or moisture intrusion and includes, but is
not limited to, that portion of the roofs, walls, balcony support columns, decks, windows, doors, vents,
and other penetrations through the exterior walls, which waterproof, weatherproof or otherwise protect
the Building or its components from water or moisture intrusion. Specifically the installation procedures
and practices for the components of the Building consisting of penetrations, including but not limited to,
windows and doors; flashing; vapor barriers; siding; and caulking were reviewed.
The inspection consisted of:
1. When required by the Owner or the Agency Having Jurisdiction, water penetration resistance
testing of a representative sample of the Building window and window installations was made according
to industry standards. Where appropriate, tests were conducted with an induced air pressure
difference across the window and window installation.
2. Periodic review of the building enclosure during the course of construction to ascertain
whether the Building had been constructed in substantial compliance with the enclosure design
documents prepared for the Building, including standard details provided by Depew, Inc.
Discrepancies in construction from the enclosure design documents for the Building were
documented and later verified that proper corrective actions were taken by the builder to resolve those
discrepancies. No further repairs are required.
Since inspection was made during construction, no intrusive or other testing was required in the
professional judgment of the inspector to ascertain the manner in which the building enclosure was
constructed.
To the extent reasonably ascertainable and in the professional judgment of the inspector, the
present condition of the building enclosure meets acceptable standards, methods and practices and will
not have an adverse effect the performance of the building enclosure to waterproof, weatherproof or
otherwise protect the building and its components from water or moisture intrusion. An adverse effect
involves more than technical and must be significant to a reasonable person but does not require the
Building to be uninhabitable or unfit for its intended purposes.
