Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. Items that recur on this list appear in italics. MyBuildingPermit.com submittals: Please upload a complete new set of plans, calculations etc. to your application on https://my buildingpermit.com/. A written response letter that is in itemized letter format is required. Indicate where the `clouded' or otherwise highlighted changes can be found on the revised plans. Upon receipt the re -submittal will be routed for review(s). General: The primary residence and the proposed ADU must act as independent dwellings. Please indicate on the plans where the electrical panel, water shut off, and heating appliances will be located for each dwelling. These locations must be readily accessible to the dwelling they service without having to access through the adjacent dwelling. Please indicate on the plans where the water shut off(s) and electrical panel(s) will be located for the primary residence and ADU. 2. Please provide a Water Supply fixture count of the existing dwelling. This is to determine if a larger water meter is required for the addition of the ADU and or service line as well. 3. Please clarify the details and notes found on Sheet S 1 and S2. The comments appear to contradict themselves with the "UNO". Please demonstrate on the plans what the size of the concrete walls are to be for this project. Page 1 of 2 4. There is a note that indicates exterior walls that are not marked to be SW1. Is this meant to be that all the exterior walls, that have no markings at all to be a SW1? Please clearly demonstrate on the plans where the Shear walls I (SW I) are to be located. 5. It appears that roof framing plan indicates that there is a rafter along with a ridge beam type roof construction, with a section of the roof being a pre-engineered truss system. Please demonstrate on the plans the rafter and ridge beam sizes and or clearly demonstrate on the plans that the roof framing is to be a pre -engineered truss. 6. The call outs for installation does not appear to meet the roof design for the project. Please correct/clarify this on the plans. 7. Please have Engineer of record review the Architectural plans and stamp and sign the sheets that pertain the structural design or remove the structural design call outs on theses pages. It appears that the beams, joists, etc... have some type of hanger associated with it. It is unclear where the details found in the hanger schedule can be found on the plans. The hanger schedule has a multitude of different types of hangers but not all hangers found on the schedule can be found on the plan sheet. Please clearly demonstrate on the plans where the hanger types of can found and or eliminate the hangers that are not being used for this project. Please ensure that the positive connection is demonstrate on the plans and how that will be achieved. 9. It appears that the structural calculation packet has multiple beams that will be used for this project. The plans to not clearly demonstrate/correlate the locations of theses beams that are presented in the calculation packet. Please feel free to contact me should you have any questions or concerns. I looked up City of Edmonds water specs and found "Per city policy, minimum pipe size from meter to house is 1"." So...... Currently, the main house has: 1 shower 1 bathtub 2 toilets 2 bathroom sinks 1 kitchen sink 1 washing machine 1 dishwasher, And we would like the ADU to have: 1 shower 1 toilet 1 bathroom sink 1 kitchen sink 1 dishwasher 1 washing machine. The city says the PSI is between 76 - 86 psi The line I am referring to is the line from the meter to the house needs to be 1". With that pressure you DO NOT need a 1" meter. That is completely overkill for a single family residence with an ADU.
