GENERAL NOTES:
1. All work to comply with 2018 International Building Code and
2018 international Residential Code with local amendments.
2. Verify all dimensions and field conditions before beginning work
and notify designer of any discrepancies.
3. Provide solid wood blocking for support at all wall mounted
fixtures.
4. Provide approved draftstopping in concealed space between
ceiling and floor; and approved firestopping in walls per code.

1. Stairways to meet minimum requirements of 2018 IRC R311.7;
- Minimum stair width: 36"
- Minimum headroom: 80"

- Rise or run dimensions shall not vary more than 3/8"
- Minimum landing length: 36"
- Handrail height: 34-38" above stair nosing
2. Stairways with four or more risers shall have a handrail.
3. Handrails shall be continuous and terminate at a wall or newel
post.
4. Guards shall be provided for porches, balconies or raised floor
surfaces located more than 30" above the floor or grade below.
5. Guards shall be 36" in height and designed to resist a 200 lb.
concentrated load on the top rail and 50 psf on all guardrail
infill components.
6. Required guards shall have a maximum opening such that a 4"
diameter sphere can not pass through.
7. All new smoke and carbon monoxide detectors to be hardwired
with a battery back-up.
ENERGY NOTES:
1. All new fenestration U-values and insulation R-values shall satisfy
the prescriptive path of the 2018 Washington State Energy Code.
2. Prescriptive Requirements (Climate zone 4C);

3. When insulation is installed in a cavity which is less than the label
or design thickness of the insulation, the compressed R-value
of the insulation shall not be less than specified above.
4. Builder shall complete and post an insulation "Certificate for
Residential Construction" within three feet of the electrical
panel prior to final inspection.
5. Blower door testing: air leakage shall not exceed three air
changes per hour. A written report of blower door test results
shall be signed by the testing party and provided to the building
inspector prior to call for final inspection.
6. A minimum of 75% of permanantly installed lamps in lighting
fixtures shall be high efficacy lamps.
7. Kitchen, Bathroom and Laundry exhaust fans shall terminate
outdoors and not in attics, soffits, ridge vents or crawl spaces.
8. A whole house mechanical ventilation system shall be designed in
accordance with IRC section MlS07.3. The ventilation system
shall provide outdoor air at a rate not less than specified in
tables M1507.3.3(1) or M1507.3.3(2).
