INSULATE WATER HEATERS WITH R-19 MIN. 2018 INTERNATIONAL RESIDENTIAL CODE (IRC) This is a review of the codes that are relevant to this project. This review has been abridged and edited to highlight pertinent code issues. Contractor to use this review as reference only. Consult IRC for detailed understanding of the code. R302.1 The interior design temperatures used for heating and cooling load calculations shall be a maximum of 72 degrees F for heating and a minimum of 75 degrees F for cooling. R302.5.1 Opening from garage directly into a sleeping room used for sleeping shall not be permitted. Other other openings between the garage and residence shall be a solid wood door, solid or honeycomb -core steel door, not less than 1-3/8 inches thick or 20 minute fire rated doors, equipped with a self -closer. R302.6 Dwelling -garage fire separation per Table R302.6. Separation from residence and attics min. 1/2" gypsum board on garage side. Separation from all rooms above garage, not less than 5/8" type X gypsum board or equivalent. Structures supporting floor/ ceiling assemblies used for separation required by this section. Not less than 1/2-inch gypsum board. Garages located less than 3 feet from a dwelling unit on the same lot. Not less than 1/2-inch gypsum board applied to the interior side of the exterior walls that are within this area. R302.11 Fire blocking. In combustible construction, fire blocking shall be provided to cut off all concealed draft openings (both vertical and horizontal) and form an effective fire barrier between stories, and between a top story and the roof space R303.1 Natural light: All habitable rooms shall have an aggregate glazing area of not less than 8 percent of the floor area of such rooms. R303.5.1 Intake openings. Mechanical and gravity outdoor air intake openings shall be located a minimum of 10 feet from any hazardous or noxious contaminates, such as vents, chimneys, plumbing vents, streets, alleys, parking lots and loading docks, except as otherwise specified in this code. R303.5.2 Exhaust openings. Exhaust air shall not be directed onto walkways. All exhaust ducts shall terminate outside the building. Terminal elements shall have a least the equivalent net free area of the ductwork. R303.5.2.1 Exhaust ducts. Exhaust ducts shall be equipped with back -draft damper. All exhaust ducts in unconditioned spaces shall be insulated to a minimum of R-4. R303.7 Interior Stairway illumination. Interior stairway illumination shall be provided with an artificial light source to illuminate the landings and treads. Stairway illumination shall receive power from the building wiring. The light source shall be capable of illuminating treads and landings to the levels of not less than 1 foot-candle as measured at the center of treads and landings. There shall be a wall switch at each floor level to control the lighting source where there are six or more risers. R303.8 Exterior stairway illumination. Exterior stairway shall be provided with artificial light source located at the top landing of the stairway. Stairway illumination shall receive power from the building wiring. Exterior stairway providing access to a basement from the outdoor grade level shall be provided with an artificial light source located at the bottom landing of the stairway. R303.10 Required heating. Every dwelling unit shall be provided with heating capable of maintaining a minimum room temperature of 68 degrees F at a point 3 feet above the floor and 2 feet from the exterior walls in habitable rooms, baths and toilet rooms at the design temperature as specified in Table R301.2(1). The installation of portable space heaters shall not be used to to achieve compliance with this section. R304.1 Minimum area. Habitable rooms shall have a floor area of not less than 70 square feet. Exception: Kitchens. R304.2 Minimum dimensions. Habitable rooms shall not be less than 7 feet in any horizontal dimension. Exception: Kitchens. R304.3 Height effect on room area. Portions of a room with a sloping ceiling measuring less than 5 feet or a furred ceiling less than 7 feet from the finished floor to the finished ceiling shall not be considered as contributing to the minimum required habitable area for that room. R305.1 Minimum height. Habitable space, hallways, bathrooms, toilet rooms, laundry rooms and portions of basements containing these spaces shall have a ceiling height shall not be less than 7 feet. Bathrooms, toilet rooms and laundry shall have a ceiling height of not less than 6 feet 8 inches. See exceptions for sloped ceilings and bathrooms. R305.1.1 Basements. Portions of basements that do not contain habitable space or hallways shall have a ceiling height of not less than 6 feet 8 inches. Exception: At beams, girders, ducts or other obstructions, the ceiling height shall be not less than 6 feet 4 inches from the finished floor. R306.1 Toilet facilities. Every dwelling unit shall be provided with a water closet, lavatory, and a bathtub or shower. R306.2 Kitchen. Each dwelling unit shall be provided with a kitchen area and every kitchen area shall be provided with a sink. R307.1 Space required. Toilet, Bath and Shower Spaces. Fixtures shall be space in accordance with Figure R307.1 and per the Uniform Plumbing Code Section 402.5. Toilets shall be 15" from centerline to wall on both sides. Sinks and toilets shall have 21" clearance in front. Showers shall have a min of 24" clear in front of opening. R308.1 Glazing in hazardous locations shall be provided with a manufacturer's designation, the type of glass and the safety glazing standard with which it complies, and that is visible in the final installation. The designation shall be permanently labeled. R308.4.2 Glazing adjacent to doors. Glazing less than 60 inches above the floor within 24" of a closed door shall be considered a hazardous location. R308.4.3 Glazing in windows that meets all of the following conditions shall be considered to be a hazardous location: Windows with a single pane larger than 9 square feet, lower than 18" and higher than 36" above the floor, 4. within 36 inches horizontally of a walking surface. R308.4.7 Glazing at the bottom of a stairway landing less than 36" above the landing and withing 60" horizontal shall be considered a hazardous location. R308.6.2 Permitted glazing in hazardous locations. 2. Fully tempered glass. 3. Heat -strengthened glass, 4. Wired glass. 5. Approved rigid plastics. R309.1 Garage floor surface. Shall be of approved non-combustible. The area of the floor used for parking shall be sloped to a drain or to the main vehicle entry doorway R310.1 Emergency escape and rescue required. Basements, habitable attics and every sleeping room shall have at least one operable emergency escape and rescue opening. They shall open directly into a public way or to a yard providing an unobstructed path wit a width of not less than 63 inches to opens to a public way. See exceptions. R310.2.1 Minimum opening area. Emergency escape and rescue openings shall have a minimum net clear opening of 5.7 square feet. Grade floor or below grade floor openings shall have a minimum net clear opening of 5 square feet. Net clear height shall be 24 inches minimum, net clear width shall be 20" minimum. R310.2.2 Emergency escape and rescue openings sill height shall not be more than 44 inches above the floor. R311.2 Egress door . At least one egress door shall be provided for each dwelling unit. The egress door shall be side hinged and shall provide a minimum clear width of 32 inches. R311.3 Floor landings at exterior doors. There shall be a landing or floors on each side of each exterior door. The width of each landing shall not be less than the door served and be a minimum of 36 inches. Maximum slope is per foot. R311.7.2 Stairway Headroom not less than 6'-8" R311.7.5.1. The maximum riser shall be 7 3/4" the minimum tread shall be 10" R311.7.5.3 Nosings. A nosing projecting of not less than % inch but not more than 1- 1/4" shall be provided on stairways with solid risers. R311.7.6 Landings for stairways. There shall be a floor or landing at the top and bottom of each stairway. The minimum width of in the direction of travel shall be no less than the width of the flight served. R311.7.7 Stairway walking surface. The walking surface of treads and landings or stairways shall be sloped no steeper than one unit vertical in 48 inches horizontal. ( 2 percent slope) R311.7.8 Handrails. Handrails shall be provided on at least one side of each flight of stairs with four or more risers. R311.7.8.1 Handrail height shall be not less than 34 inches and not more than 38 inches. R311.7.8.4 Handrails shall be continuous from the top riser to the bottom riser. R311.7.8.5 The diameter of the handrail shall be from 1 '/4 to 2 inches. R312.1.1 Guards shall be located along open -sided walking surfaces, including stairs, ramps and landings, that are more than 30 inches above the adjacent grade within 36 inches to the edge of the open side. Guards shall not less than 36 inches high. R312.1.3 Guards shall not have openings which allow passage of a sphere 4 inches in diameter. Except at the triangle formed by the tread, riser and the bottom of the rail may not allow a passage of a 6 inch diameter sphere. R312.2.1 Windows that open 6 feet above grade shall be a minimum of 24" above finish floor. Or comply with fall protection per this section. R313.1 An automatic residential fire sprinkler system shall be installed in a townhouse unit. R313.1.1 Automatic fire sprinkler systems. Where installed, the design and installation of residential fire sprinkler system shall be in accordance with Section P2904 or NFPA 13D. R314.2.2. Where alterations or additions requiring a permit occur, where a sleeping room is added or an attached dwelling unit is created each dwelling unit shall be equipped with smoke alarms as required for new dwellings. R314.3 Location of smoke alarms,heat detectors and heat alarms. 1. In each sleeping room or sleep loft. 2. Outside each separate sleeping area in the immediate vicinity of the bedrooms. 3. On each story of the dwelling unit including basements and habitable attics. 4. Smoke alarms shall be installed not less than 3 feet horizontally from the door of a bathroom that contains a bathtub or shower. 315.2 For new construction, an approved carbon monoxide alarms shall be installed outside each separate sleeping area in the immediate vicinity of the bedrooms and on each level of the dwelling. R319. 1 Address numbers. Buildings shall have approved address numbers. Install address numbers in a position that is plainly legible and visible from the street fronting the property. The numbers shall be a minimum of 4 inches high, on contrasting background with a minimum stroke width of 1/2 inch. M1401.1 Heating and cooling equipment and appliance shall be installed in accordance with the manufacturer's installation instructions and the requirements of this code. M1401.2 Heating and cooling equipment and appliance shall be located to permit maintenance, servicing and replacement. M1401.3 Sizing. Heating and cooling equipment and appliances shall be sized in accordance with ACCA Manual S based on building loads calculated in accordance with ACCA Manual J or other approved heating and cooling calculation methodologies. M1501.1 Outdoor discharge. The air removed by every mechanical exhaust system shall be discharged to the outdoor per M1502. Exception: whole -house fans may discharge to a private attic. M1502.1 Clothes dryers shall be exhausted in accordance with manufacturer's instructions. M1502.2 Dryer exhaust systems shall be independent of all other systems and covey moisture to the outdoors. M1502.4 Dryer exhaust ducts size and length shall conform to Table M1502.4.4.1 with 4" minimum nominal diameter. M1503.3 Domestic cooking exhaust equipment shall discharge to the outdoors through a duct. The duct shall have a smooth interior surface, shall be air tight, shall be equipped with a back -draft damper and shall be independent of all other exhaust systems. ALL WORK SUBJECT � TO FIELD APPROVED Whole House Exhaust Fan Per M 1507 . Per M 1501.1 Exception: exhaust to attic is permitted. M1507.3.4.2 Whole house fans shall have a sone rating of 1.0 or less. M1507.3.4.4 Outdoor air shall be distributed to each habitable space by individual outdoor air inlets. Where out door air supplies are separated from exhaust points by doors, ensure air flow by installation of distribution ducts, undercutting doors, installation of grilles, transoms, or similar means. Doors shall be undercut a minimum of 1/2 inch above the surface of the finish floor covering. Individual room outdoor air inlets shall: 1. Have controllable and secure openings; 2. Be sleeved or otherwise designed so as not to compromise the thermal properties of the wall or window in which they are place; 3. Provide not less than 4 square inches of net free area of opening for each habitable space. Inlets shall be screened or otherwise protected form entry by leaves or other material. Outdoor air inlets shall be located so as not to take air from the following areas: 3.1 Closer than 10 feet from an appliance vent outlet, unless such vent outlet is 3 feet above the outdoor air inlet. 3.2 Where it will pick up objectionable odors, fumes or flammable vapors. 3.3. A hazardous or unsanitary location 3.4. A room or space having any fuel -burning appliances therein. 3.5 Closer than 10 feet from a vent opening of a plumbing drainage system unless the vent opening is at least 3 feet above the air inlet. 3.6 Attic, crawl space, or garages. M1507.4 Local exhaust shall be provided in each kitchen, bathroom, water closet laundry room, indoor swimming pool, spa, and other rooms where water vapor or cooking oder is produced and have the minimum exhaust capacity of Table M1507.4 Kitchens 100 cfm intermittent or 25 cfm continuous Bathrooms -Toilet Rooms, laundry rooms, indoor swimming pools and spas: 50 cfm intermittent or 20 cfm continuous. WSEC Washington State Energy Code: Provide a minimum of 4 sq. in. fresh air intake in each habitable room, integrate into windows, or use Panasonic passive inlet vent #FVGKF325. M2005.1 Water heaters shall be installed in accordance with Chapter 5 of the Uniform Plumbing Code. Uniform Plumbing Code - Chapter 5 P507.2 In seismic design categories C,D,E and F, water heaters shall be anchored or strapped to resist horizontal displacement due to earthquake motion. Strapping shall be at points within the upper one-third and lower one-third of its vertical dimensions. At the lower point a distance of not less than 4 inches shall be maintained from the controls with the strapping. P507.4 Where a water heater is located in an attic, attic -ceiling assembly, floor -ceiling assembly or floor-subfloor assembly where damage results from a leaking water heater, a watertight pan of corrosion -resistant materials shall be installed beneath the water heater with not less than 3/4 of an inch diameter drain to an approved location. P507.5 Discharge from a relief valve into a water heater pan shall be prohibited. LEAD AND ASBESTOS SAFETY EPA's Lead Renovation, Repair and Painting Rule (RRP) Rule requires that firms performing renovation, repair and painting projects that disturb lead -based paint in homes, built before 1978 be certified by EPA. Remodeling and Asbestos Testing Requirements In the State of Washington all remodeling projects that may disturb materials that could contain Asbestos require an AHERA inspection. (A) The good faith inspection must be conducted by an accredited inspector. (B) Such good faith inspection is not required if the owner or owner's agent is reasonably certain that asbestos will not be disturbed by the project or the owner or owner's agent assumes that the suspect material contains asbestos and handles the material in accordance with WAC 296-62-07701 through 296-62-07753.
