Hi Roger,
Per our conversation on my visit to the job....
The Sealant I would recommend is a polyurethane - Loctite PL Premium — recommended for the
materials we are dealing with here.
We will need to mediate with the following solution to build our weather resistant barrier.
1. Prep the concrete and OSB/Duradeck coating areas on the sheathing per the sealant specs &
installation instructions.
2. Apply the bead at ALL the transition joints and allow to dry. This includes the vertical face joints
at the porch.
3. Install the L flashing a min of 4" up the wall behind the Building wrap — Seal to the OSB substrate
and step as needed at the stairs. Bed the horizontal portion of the flashing in a bead of sealant
and retain slope waway from wall and down the stairs at step flashings. Seal the upper ends of
the step flashings on top and below the step flashing above.
4. At the vertical joint where the stairs meet the face of the porch wall, Install your proposed trim
with a 3/8 to % in gap and then fill with compatible backer and apply the sealant bead over the
backer.
S. Provide documentation in the homeowner documents that this area should be regularly
maintained and inspected for repair or renewal every 5-7 years as noted in the manufacturers
specifications.
I will follow later this week with a letter with this information that I have stamped that you can have on
the job site for final as eric requested.
