RE: Everett Deck Additon
Plan Check: BLD2022-0335
Heidi:
This memo summarizes my responses to the structural items shown on the City of Edmonds plan review
comments dated 3/31/2022
Sheets Comment and Response
S2.1 & 4 Where the height of the deck posts exceed 4' knee bracing is required.
S3.1 Install knee bracking in accordance with mybuildingpermit.com sheet 7 of
the deck tip sheet #5.
See plan note 2 on S2.1 and detail 7/S3.1
S2.1 & 5 It is unclear where the hold down tension devices for lateral loads will be
S3.1 located. R507.9.2 details the location requirements of the lateral load
connections. The location is dependent on the type of tension device
used. Clearly demonstrate on the plans the type and location of lateral load
connections.
See callouts to 4/S3.1, 5/S3.1, and 6/S3.1 on sheet S2.1.
Note: the tension capacity of a DTT2Z attached to Hem Fir is
18001b.
S2.1 6 Deck joist D3 in the calcs is calculated as 2xl0 DF #1 @ 12" oc. The
layout shown in the calcs (and on the plans, S2.1) shows a 2x10 PT @ 16"
oc. Please clarify and correct this so that plans and calculations match.
New labelling of joists to the west of beam D14: D3.1. These are
calculated as 2xl0 Hem Fir #2 @ 16" oc. Joists D3 east of beam
D14 are calculated 2x10 Hem Fir #2 @ 12" oc. See attachment A.
I trust this summarizes the issues adequately.

• Deflection criteria: LL (L/360) and TL (L/240).
• Allowed moment does not reflect the adjustment for the beam stability factor.
• A 15% increase in the moment capacity has been added to account for repetitive member usage.
• Applicable calculations are based on NDS.
• No composite action between deck and joist was considered in analysis.
