GRANTOR, IN CONSIDERATION OF THE APPROVAL OF THI5 SUBDIVISION, HEREBY COVENANTS TO PERFORM
REGULAR MAINTENANCE UPON THE DRAINAGE SYSTEM INSTALLED, OR TO BE INSTALLED, UPON
GRANTOR'S PROPERTY. REGULAR MAINTENANCE SHALL INCLUDE, AT A MINIMUM, ANNUAL INSPECTION OF
THE 5TORMWATER DRAINAGE SYSTEM. AS APPLICABLE, THE SYSTEM SHALL INCLUDE THE 5TORMWATER
CONVEYANCE SYSTEM PIPES.
THE SUBJECT SITE 15 LOCATED WITHIN THE EARTH SUBSIDENCE LANDSLIDE HAZARD AREA AND
CONSISTENT WITH CITY CODES, THE DISCHARGE OF COLLECTED SURFACE WATER OR 5TORMWATER TO
THE GROUND SURFACE OR SUBSURFACE 15 PROHIBITED.
WE, THE OWNERS AND CONTRACT PURCHASERS OF THE LANDS HEREIN PLATTED (GRANTOR), AGREE
THAT THE OBLIGATIONS OF GRANTOR SHALL INURE TO THE BENEFIT OF AND BE BINDING UPON THE
HEIRS, SUCCESSORS, AND ASSIGNS. GRANTOR AGREES THAT THI5 COVENANT TOUCHES AND CONCERNS

2. A NATIVE GROWTH PROTECTION EASEMENT I5 ESTABLISHED ACROSS LOTS 2 AND 3 AS SHOWN
HEREON. IT 15 HEREBY RESERVED FOR AND GRANTED TO THE CITY OF EDMONDS. NO TREES,
SHRUBS OR GROUND COVER SHALL BE REMOVED FROM THE NATIVE GROWTH PROTECTION EASEMENT
UNLESS DOCUMENTATION 15 SUBMITTED THAT CAN DEMONSTRATE THAT THE REMOVAL WILL ENHANCE
THE EASEMENT AREA AND WILL NOT IMPACT SLOPE STABILITY. ENHANCEMENT MAY INCLUDE
NON -MECHANICAL REMOVAL OF NOXIOUS OR INTRUSIVE SPECIES OR DEAD OR DISEASED PLANTS AND
REPLANTING OF APPROPRIATE NATIVE SPECIES. THE NATIVE GROWTH PROTECTION EASEMENT MAY
