KITCHEN. THE EXISTING CEILING JOISTS ARE 2X10 SPANNING ACROSS THE HOUSE. A NEW 4X10
BEAM WILL REPLACE THE BEARING WALL. THE ONLY LOAD IS THE CEILING ITSELF. THE BEAM
WILL BE PLACED ABOVE THE JOISTS AND BEAR ON EXISTING WALLS. ADDITIONAL 2X4 WILL BE
INSERTED IN WALL IF NECESSARY TO PROVIDE ADEQUATE LOAD TRANSFER TO EXISTING
FLOOR BEAM STRUCTURE.
ONE WINDOW WILL BE REPLACED AND TWO WINDOWS WILL BE ADDED TO PROVIDE

• LIVING ROOM IMPROVEMENTS:
THE EXISTING LIVING ROOM WILL BE OPENED UP TO ADJACENT "DINING ROOM". A WALL OR
PORTIONS OF WALLS WILL BE REMOVED AND REPLACED WITH HEADERS. ADDITIONAL 2X4
POSTS WILL BE ADDED TO CREATE BEARING FOR THE NEW HEADERS. POST WILL BEAR ON
EXISTING FLOOR STRUCTURAL BEAMS.
• NEW DAYLIGHT STORAGE LOFT:
THE: STORAGE LOFT IS EXISTING AND IS PLENTY ADEQUATE FOR THE TYPE OF HOUSEHOLD
SEASONAL ITEMS BEING STORED. HOWEVER, THE EXISTING FLOOR IS UNUSUALLY FRAMED SO
IT WILL BE REPLACED TO PROVIDE UNIFORM JOIST SPACING AND A HEAVIER PLYWOOD DECK.
THERE IS CURRENTLY NO SAFE WAY TO ACCESS THIS AREA SO A NEW STAIR IS BEING
