ENG PROJECT ASBUILT - LFGENERAL NOTES:
1. Contractor to become familiar with the plans as prepared by WLA Design. These
plans work in coordination with City approved architecture plans prepared by
DeForest Architects, civil engineering plans prepared by Cecil f Associates and
mitigation planting by Cedarock Consultants, Inc. City approved plan set dated
May 3, 2021, and Construction drawings dated August 2, 2022.
2. LZL Construction, Inc, is the General Contractor for the house construction. Fred
Johnson is the Site Superintendent for LZL (425) 238-9702. Any independent
contractor work shall contact Fred to minimum conflicts with his work to
complete the house construction. Where conflict may occur house construction
work is the priority.
3 Planting Installation contractor or subcontractor to be familiar with installation
and on -going maintenance requirements for the mitigation plantings prepared
by Cedarock Consultants. City of Edmonds Approved Report is a separate
document from these landscape plan set.
4. The General Contractor is responsible for coordinating the work of all trades to
assure compliance with the contract documents and building codes.
S. All information related to the existing conditions ha be represented to the best
knowledge of the Landscape Architect. The contractor shall be responsible to
field verify existing conditions and notify the Landscape Architect in writing of
any discrepancies that would affect the construction of the project before
starting work.
6. All work shall conform to all applicable building codes and ordinances. If plan are
in any conflict where method or standards of 'applicable code ordinances, then
the code or ordinance shall govern. In the event this occurs, the Contractor shall
notify the Landscape Architect immediately. Current editions of the code are
listed he for general reference, but do not release the Contractor from
conforming to all applicable building codes and ordinances and their
subsections. Applicable Codes:
• City of Edmonds — Land Use Code
• City of Edmonds —Stormwater Code
• 2018 International Residential Code (IRC)
7. Drawings indicate general and typical details of construction, Where condition is
not specifically indicated, but are of a similar character to details shown, similar
details of construct shall be used, subject to approval by the Landscape Architect.
S. The Contractor shall investigate existing conditions before bidding and beginning
work. Call UTILITY LOCATE SERVICES (1-8DD-424-5555 or 811) at least 48 hours
prior to start of any excavation work,
9. Subcontractors are responsible for inspecting the workmanship of the
subcontractor preceding their work. Discrepancies in the preceding work shall
be reported to the General Contractor immediately. Failure to do so in a timely
manner shall be construed as acceptance of that work.
10, Subcontractors shall be responsible for damage to adjacent work cause by the
subcontractor, it's agents or employees. Subcontractor shall repair said damage
at the subcontractor's expense,
11. Dimensions are to the face of framing, face of concrete or center line of columns
unless otherwise noted.
MATERIALS AND GENERAL SPECIE NS
1. Concrete. 1
• All concrete shall all be color with Davis Concrete Colo ark
Grey'. Owner to make final determination prior to con rete pour. All
concrete to use the same color chosen.
• Walls tops have smooth steel trowel finish with tooted' %" radius finish
at top edges
• Walls to be smooth board formed finish with cone ties set out in grid
pattern as needed to firmly secure formers during concrete pour.
• Flatwork to be light sand finish with 1/2" radius on all exposed. Provide
1/2" asphalt fiber expansion joints where Flatwork abut existing
concrete vertical surface.
• Flatwork to be placed over 4" minimum depth 5/8" minus crushed rock
base compact.
• Steel reinforcing to be reinforcing bars size and spacing as noted on
details. Support steel grid on concrete 'dobies' or similar, to maintain
steel in middle of slab during concrete pour. Dobies to be secured to
steel with include wire tie.
• Control joint to be `tooled' v-grove with 1" depth into concrete pour (or
1/4 of concrete dept whichever is greater) or saw cut 1/8" wide x 1"
depth within 24 hours of concrete slab pour.
• Conduit or 'sleeves' shall be provided at location and size as noted on
plan. Sleeved to be thick wail SDR35 4" PVC or schedule 40 minimum
electrical conduit. Sleeve to be buried 12" minimum to top of pipe from
finish hard surface and extend 12" minimum beyond edge. Sleeve open
end shalt be capped ortaped to prevent soil intrusion. End to be marked
with 2x2 wood stake minimum 12" above grade at end of pipe.
• Concrete to be sealed a minimum of 28 days after pouring flatwork.
Clean surface as needed per sealer manufacturer's recommendations.
Apply Siloxane non -gloss concrete sealer per manufacturer's
specifications
2 All fasteners, connectors in contact with pressure treated wood are to be hot -
dipped galvanized .treated in accordance with ASTM A153 or may be stainless
steel.
3. Site Preparation and Finishes:
• Subgrade to be set 8" below finish grade. Compacted subgrade soils to
be scarified with equipment bucket teeth minimum 3" depth
• Subgrade soils to be amended with 3" depth impart topsoil and
rototilled or cultivated 6" minimum depth into subgrade
n Lawn areas to be Cedar Grove 80/20 Lawn Topping Soil Mix
o Shrub areas to be Cedar Grove 60/40 Topsoil Mix
• Second soil import and place 3" additional lift of topsoil and rough
graded by equipment or shovel at placement
o Lawn areas to be Cedar Grove 80/20 Lawn Topping Soil Mix
o Shrub areas to be Cedar Grove 60/40 Topsoil Mix
• Prior to planting or installing lawn all area to be fine graded, any rocks
on surface large than 1" diameter to be removed and disposed of off -
site.
o Lawn edges areas to be set 3/4" below adjacent hard surface
areas prior to fawn installation.
a Shrub areas after planting to beset 2-1/2" below adjacent hard
surface areas
• Planting Areas to receive Cedar Grove Pure Compost Mulch at 2"
minimum depth. Take care to not bury foliage of shrubs and ornamental
grasses. Rake surface smooth and even.
• Lawn 'No -net' Sod produced by Country Green Turf Farms. Install sod
parallel to grade. Take care in handling sod to not stretch by pulling
which can result in gaps between sod pieces. Overlap joints at feast
1/3rd from piece to piece along long edge.
4. Irrigation System:
• To be installed with code required double check valve assembly and
tested prior to full operation. Permit required for system to be secured
by irrigation installer as part of installation costs.
• System to be bidder designed system. New water fine has been installed
to house. Irrigation contractor will be required to tap into line for
irrigation service.
• Irrigation controller to be located on back side of garage exterior. Power
has been provided. Electrical conduit shall be used to conceal irrigation
valve control wire emerging from the ground and up to the controller.
Controller location to be adjacent to landscape lighting low voltage
transformer, coordinate installation location with lighting installer prior
to start of work.
• Irrigation shrub areas can be a mix of pop-up spray head or Netafim drip
lines. Drip to be separate zone(s) from spray applications. Shrub zones
to be separate based on sun exposure similarities and slope conditions.
a Irrigation lawn areas shall be 6" pop-up spray or roto-head
• All irrigation spray heads shall be full coverage with overlap to insure
even spray coverage with light wind conditions.
S. Low Voltage Landscape Lighting System — notes and specification will be
included with Lighting Plan. Transformer location will be adjacent to irrigation
controller, coordinate 'installation with irrigation installer prior to start of work.
6. Fencing,
• Proposed fencing to be installed with tight -knot (TK) cedar boards
unless noted otherwise on plans/details.
• Post to be cedar 'post on pipe' embedded into concrete footing as
required to secure anchor posts or per detail.
• No painting or staining of fence is required. Owner to stain or paint if
desire.
• Alf fasteners or nails applied with nail gun to be stainless steel. All other
fastener to be stainless or coated and meant for outdoor applications.
No zinc coated fasteners shall be used.
