GENERAL REQUIREMENTS
1. CODES ARCHITECTURE: 2018 EDITION OF THE INTERNATIONAL
RESIDENTIAL CODE, STRUCTURAL 2018 EDITION OF THE
INTERNATIONAL BUILDING CODE, 2018 WASHINGTON ENERGY CODE,
EDMONDS MUNICIPAL CODE
2. ALL WORK TO BE IN COMPLIANCE WITH ALL APPLICABLE CODES,
LAWS AND REGULATIONS OF ALL AUTHORITIES HAVING
JURISDICTION OVER THE WORK.
3. CONTRACTOR TO VERIFY ALL DIMENSIONS, MEASUREMENTS AND
CONDITIONS IN THE FIELD BEFORE BEGINNING WORK. ANY
DISCREPANCIES, ERRORS OR OMISSIONS TO BE BROUGHT TO THE
ATTENTION OF THE ARCHITECT.

SOILS & SITE WORK
1. ALL CUTS TO BE 1:1 OR PER GEOTECH REPORT IF PROVIDED.
2. BACKFILL AT FOUNDATIONS SHALL BE COURSE GRANULAR FILL
WITH WATERPROOFING AT BASEMENT FOUNDATION WITH
PERFORATED FOOTING DRAIN TO APPROVED DRAINAGE SYSTEM
3. GRADE AT PERIMETER OF BUILDING SHALL SLOPE AWAY FROM
STRUCTURE AT A MINIMUM OF 4" PER FOOT SLOPE.
FIRE CODE REQUIREMENTS & FIRESTOPPING
1. SMOKE ALARMS SHALL BE LOCATION IN EACH BEDROOM, OUTSIDE
EACH BEDROOM AND AT EACH FLOOR.
2. SMOKE ALARMS TO BE HARD WIRED WITH BATTERY BACK UP
3. CARBON MONOXIDE ALARMS SHALL BE INSTALLED OUTSIDE EACH
BEDROOM IN UNITS WITH GAS APPLIANCES AND WHERE THERE ARE
ATTACHED GARAGES.
4. R302.11 FIRESTOPPING SHALL STOP ALL CONCEALED DRAFT
OPENINGS AT STUDS, PARTITIONS, STAIRS, SOFFIT SPACE AND PIPE/
VENTS LOCATIONS. THE SPACE IS NOT TO EXCEED 10'.
5. GARAGE: BETWEEN GARAGE CEILING AND HABITABLE SPACE SHALL
HAVE 5/8" TYPE "X" GWB, BETWEEN GARAGE AND HABITABLE SPACE
