Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with'the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter.
A complete review cannot be performed until the revised plans/documents. including a
written response in itemized letter format indicating where the `clouded' or otherwise
highlighted changes can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
General review note:
1. Provide as part of a complete permit submittal information from the manufacturer or
structural calculations from a licensed engineer supporting the design of the canopies and
the use of the 3/8"x5" stainless steel lag screws as specified on the plans for their attachment
to the structure. Awnings shall be designed and constructed to withstand wind or other
lateral loads and live loads as required by Chapter 16 with due allowance for shape, open
construction and similar features that relieve the pressure or loads per International Building
Code (IBC) 3105.3.

Disapproved proposed awning install at 505 5th Ave S, Edmonds
I'm writing to appeal the decision to disapprove the proposal retractable awning installed at
505 5th Ave S. I was told that because the awning manufacturer couldn't provide structural
calculations showing that the awning can withstand the proper wind and snow loads, it can't be
installed. The retractable awning is not meant to withstand wind and snow loads, that's why it's
retractable. It does have a wind sensor which will activate and retract the awning if the wind
picks up. It's a temporary sun shade, meant to be used to block the sun. My customer is well
aware of the capabilities of the awning system, and knows that it's meant to block the sun, not
meant to be used when it could potentially snow.
On the city of Edmonds website, it states that retractable awnings are encouraged. There are
pictures of retractable awnings on commercial properties on the website. I've spoken with
multiple, reputable retractable awning manufacturers asking if their awnings have structural
calculations, all say the same thing, "These awnings are not meant to handle a snow load, and
the wind load capabilities differ depending on the size of the awning." By the logic of the plans
examiner who disapproved this permit, no retractable awnings could ever be installed in the
state of WA.
Please reconsider my proposal to install 2 retractable awnings over residential decks. I'd be
happy to provide as much information about the awning system as I can. Please let me know
what other information you might need to make an informed decision.
