NOTICE IS HEREBY GIVEN this .� day of (f f , 2021, by
Sergiu Gruici and Nicole Schroeder ("Grantor"), as required by G ant e, City of Edmonds,
pursuant to Edmonds Community Development Code (ECDC) 23.40.270.13, that at least one type
of critical area and/or critical areas buffer has been found through field verification to be present
on the Property described in Exhibit A hereto. This notice is being recorded as a condition of
issuance for a development permit related to the property. As part of the permit application
review process it was determined that the following type(s) of critical area and/or critical area
buffer(s) were found to be present on the property:
• A Creek is located across the western portion of the property which is considered a
critical area pursuant to Chapter 23.90 ECDC.
The City of Edmonds has adopted ordinances that regulate this type of critical area and/or
buffer. Prospective purchasers are advised hereby that these regulations may limit the type and/or
location of development or other use that may occur on the property. Please contact the City of
Edmonds for specific information about the applicable critical area regulations.
This notice shall remain on the title records of Snohomish County until released by the
City of Edmonds, which shall only occur if the owner is able to submit a critical areas report to
demonstrate to the City of Edmonds that the critical area designation no longer applies to the
Property. Any release of this notice shall be subject to applicable procedural provisions of the
ECDC.
