Hi David and Kelly,
CM Heating's estimator, provided a quote today with specification for a Mitsubishi 12K ductless heat pump system (a
compressor unit sited on the ground outside my storage closet and a single heating/cooling head mounted on the
exterior living room wall.)
I attached the part of the quote that specifies the model numbers for the indoor and outdoor units.
He provided a sketch of the placement on the ground beside the storage unit and told me that units on the second story
would be able to have similar systems installed with the units also sited at ground level.
He included a separate sketch of the potential placement for two units outside my storage closet, but of course because
of the building design, each unit would have different placements at ground level. The sketch includes an indication of
where the heads would hang near the ceiling on the interior wall.
Because they are experiencing supply issues, but have the unit I want in stock now, I scheduled an tentative installation
date for August 9. 1 don't know what your timeline is for making this decision, but I truly hope the board is able to
provide a positive determination. I hope to be able to have the system in place before we have too many smoky days
and before the days get cold in September.
Shawn Monson, the CM Heating consultant said they have worked with quite a few HOAs to install these systems in local
condos and he is willing to answer any questions you have.
In reviewing the quote, I realized he had not included information on the sound level and size of the outside unit, so I
have reached out to him to request an actual specification sheet. Hopefully he will provide it early next week.

These are questions that I would expect the owner to provide to the board. She can ask the installers and report back
to us. I don't particularly like the idea of installing the unit on brackets raised above the ground. This means the unit

Regarding the window film, it won't change the appearance of the window much. It's similar to window tinting on a
vehicle where you can still see through the glass, but it's slightly darker. I spoke with Rebecca King (the owner of G4)
and she said she's installed the film on other properties and it's not noticeable. She did say it's best to use this on
single -pane windows, however.
Regarding installing ductless heat pumps for upper units, I'm not a heating specialist, but have seen installations
where the units are mounted on brackets on the side of buildings or on small decks. I think it's pretty common in
Japan to mount the units on decks.
This Old House has a segment on How to Install a Ductless Heat Pump that shows how the mounting brackets work. It
looks like that unit is slightly larger than the one I had installed several years ago to heat a 600 sf family room/kitchen
area in Lynnwood.
They also have units that can have two heads running from the same condenser.
I have CM Heating scheduled to visit my home at 10:00 on the 16th to provide a quote. If someone from the Board
would like to ask the heating specialist questions, please feel free to come as well.

Secondly, could you describe how the window film would change the exterior appearance of the windows?

The Board asks because they want to be presented with a solution that addresses cohesiveness/consistency, and the
affect the installation would affect you neighbors.

Hello,
Due to the increasingly hot summers and lack of insulation to keep heat out of my condo, even after I vent the entire
unit at the coolest part of the day, I am considering installing a ductless heat pump. I had a Mitsubishi ductless heat
pump at a previous home and know that they are quiet and very efficient.
I have scheduled an appointment with a Sno-PUD approved installer to come out and provide a quote, but I would
also like to know what the HOA Board needs as a formal request to install the unit at ground level next to my storage
closet.
Also, In an effort to keep some heat from entering my unit through the original single -pane windows, I would like
permission to install Gila Heat Control Window Film on the windows that receive the most sunlight at the hottest
part of the day.
Regarding the windows, when is the HOA budgeting window replacements for the buildings? The single -pane
windows are extremely inefficient and double -pane windows are industry standard (and code, too, I believe.)
