a. Echelbarger Investments, LLC is proposing to subdivide a 1.45 acre lot into six lots
(see staff report in Exhibit 1). The site is located in a Single -Family Residential
(RS-8) zone that allows lots with a minimum area of 8,000 square feet. The proposed
lot layout is shown on the preliminary plat map and preliminary development plan
(see Attachments 2 & 3 in Exhibit 1). The existing house on the parcel will be
removed while a short cul-de-sac road is proposed along with related utilities. If
preliminary approval is granted, the Applicant must submit for City approval of civil
improvement plans and then final plat approval prior to obtaining building permits for
the new lots. The site is located at 8620 218th St. SW. (File No. PLN20120043).
b. Tom and Lin Hillman: Consolidated applications for a critical areas variance and
setback variance for the construction of a new single-family residence at 1139 Sierra
Place. As part of the critical areas variance request, the applicant is proposing
enhancement of the stream and wetland buffers. The applicant is also requesting a
setback variance to reduce the minimum required street setback from 25 feet to 12
feet for the house and to 3 feet for a retaining wall, and to reduce the minimum
required western side setback from 10 feet to 3 feet for a retaining wall. Variance
applications are Type III-B decisions, which require a public hearing and decision by
the Hearing Examiner. The site is located within the Single -Family Residential,
RS-12, zone. (FILE NO. File No. PLN20120033).
