On behalf of the Planning Division, I reviewed records pertaining to the subject property consistent with your
request. Please let me know if additional information is needed.
1. The current zoning classification of the property is: Residential Single-family (RS-8)
Comments: RS-8 allows a maximum density of one dwelling unit per lot and visual observation indicates
that there is one dwelling unit located on the lot. The Snohomish County Assessor is taxing the site as
'111 Single Family Residence — Detached'.
The parcel (ID# 00610400000700 or Lot 7 of the Westgate Estates plat) is 7,844 square feet, which is
nonconforming for the RS-8 zone (8,000 sq. ft. minimum is required). A copy of the Westgate Estates plat
is attached. Redevelopment of the nonconforming lot must be consistent with ECDC 17.40.030:

2. According to the zoning ordinances and regulations of this district, the use of the subject property is:
Current Use: Residential Single-family. Permitted use by right
3. Conformance: Per current zoning ordinances and regulations applicable to the subject property, the
current structure(s) is: Unknown.
Comments: the tri-level building was built in 1962 when the site was in the jurisdiction of Snohomish
County. The parcel was annexed into the City of Edmonds on December 11, 1987 and the City has no
records indicating conformance or nonconformance relative to the current RS-8 zoning designation.
4. Have any variances, special permits/exceptions, ordinances, or conditions been granted/approved for
either the use or structures of the subject property: No, there is no record of any variances, special
permits/exceptions, ordinances, or conditions that apply to the subject property.
5. Rebuild: In the event of casualty, in whole or in part, the zoning code states that a legal non -conforming
structure: As noted above, it is unknown whether the existing residential building is conforming or
nonconforming for RS-8 setbacks, height, or any other zoning criterion.
Comments: If it is nonconforming, the building could be rebuilt only if the requirements in ECDC
17.40.020 are met:

6. Building and Zoning Code Violation Information: There does not appear to be any outstanding/open
zoning or building code violations that apply to the subject property.

that apply to the subject property.
8. Site Plan Information: The City does not have record of a site plan.
Comments: The site was developed under the jurisdiction of Snohomish County and the City has no
subsequent building permit information that includes a site plan.
