Specific answers to each of the topics follow below: 1. Current zoning classification of the property: General Commercial (CG). The Snohomish County Assessor is taxing the site as'651 Medical and Other Health Services'. The parcel is 3.76 acres (163,785.6 square feet). 2. Adjacent property zoning designations: The subject parcel is adjacent to a Multi -family Residential Zone (RM-1.5) on the North across 219th St SW, and a Multi -family Residential Zone (RM-2.4) on the West across 74th Ave W. Properties to the South (212th St SW) and East on same block are both General Commercial (CG). See attached zoning and vicinity map for reference. 3. Overlay District(s): None. However, development of the subject parcel must meet standards of the Medical/ Highway 99 Activity Center (p. 58-60) in the in the Comprehensive Plan. 4. Zoning Compliance: Per current zoning ordinances and regulations of this district, the use of the subject property is: Medical and Other Health Services. Permitted use by right in accordance with ECDC 16.60.010. S. Conformance: Per current zoning ordinances and regulations applicable to the subject property, the current structure is: No nonconforming issues have been identified at this time. However, since the site was developed under prior regulations, it is likely that existing building and/or site improvements do not fully comply with all current development design standards applicable to the CG Zone as per ECDC 16.60.020. 6. Site Plan Information: You may view the permit history on the subject site via the City's Online Permit Record Search. Included in these files is the original 1964 site plan, as well as more recent site plans submitted as part of ongoing building permits, up until most recently, BLD2021-0955. If you find any permits of which you would like to obtain copies, you may use the City's Request for Public Records Form and submit it directly to the City Clerk's Office. 7. Building and Zoning Code Violation Information: There does not appear to be any outstanding/open zoning or building code violations that apply to the subject property. 8. Fire Code Violation Information: There do not appear to be any outstanding/open fire code violations that apply to the subject property. 9. Variances, special permits/exceptions, ordinances, or conditions granted/approved for either the use or structures of the subject property: No, there is no record of any variances, special permits/exceptions, ordinances, or conditions that currently apply to the subject property. 10. Certificate of Occupancy Issued: Yes. Certificate of Occupancy is attached. 11. Current project plans that would cause property to lose land area by means of eminent domain/purchase: None 12. Historic Property Designation: None 13. Rebuild in the event of casualty: In the case of a complete loss in accordance with ECDC 17.40.020, the site would have to be redeveloped per current ECDC 16.60 standards in accordance with the Comprehensive Plan - Medical/ Highway 99 Activity Center.
