is exclusive of sales tax and doesn't cover any unforeseen repairs. Also note it doesn't
include painting, which we will do ourselves. This bid is a little less than the CDK
bid. I'm confident both companies (which are long time contractors and are local
companies) would do a good job for us. The advantage of CDK is that we have a nearby
example of the duality of their work (the major repair of the yellow condo building two
doors to the east of us). But Bodine has long experience with structural, rot and
drainage issues (which would be useful for ensuring the high water table at our property
isn't an issue with the new concrete footing they will install).
On balance, I recommend we go with Bodine. Please let me know right away if you
agree so I can file for the permit with the city. Once l have the permit underway, I can
set a tentative date for the work (but that date will depend on how fast the city can
issue the permit).

(PS, this project cost will entail a special assessment, but it doesn't appear it will be too
bad. I'd say, with the exception of Unit A, the assessment per unit shouldn't be more
than about $1500—including the permit fees, repair work on the beam, taxes, any
potential additional damage repair they may find to be needed and any additional paint
may need to buy. I'll have a better idea of total cost soon and will keep you informed).
