The beam does not support any load from the roof or floors above, just the single unit's exterior deck. The beam extends approximately 10' beyond the deck supporting a trellis. This portion of the beam is wrapped in siding however moisture penetration has become a problem causing dry rot and beam sag. For economics, it was decided to add a single post and footing at the edge of the deck so that the portion of the beam supporting load is adequately supported in lieu of replacing the entire 18' long beam. The post lands in a landscaped area between garage doors. The remaining beam length at the trellis will remain in place, however the contractor will locate the source of the leak and seal the beam to prevent future moisture penetration. The original construction documents of the building were provided to us for use. Scope of Work Provide gravity calculations for the beam repair as required to obtain a building permit. Provide framing plans and details as necessary for permit issuance. The lateral system of the structure is not changing therefore a lateral analysis was excluded from our scope of work. Design Criteria 2018 International Building Code (IBC) 2018 International Existing Building Code (IEBC) ASCE 7-16 Minimum Design Loads for Buildings and Other Structures Applicable Material Reference Standards (ACI, AISC, NDS) This is a Risk Category II structure designed for the following loads: Dead Loads: 15psf (roof/floor) Live Loads: 25psf (snow) 40psf (residential) 60psf (deck/balcony) Project Summary The proposed beam repair as designed in the following calculations conforms to the 2018 IBC and IEBC. Refer to the construction drawings for structural framing requirements. Disclaimer This calculation package is based on the documentation that was available to us. Sidesway Engineering did not perform an as -built to verify the accuracy of the provided data and we should be contacted if there are any discrepancies with the assumptions contained within these calculations. We assume the structure has no known deterioration or unknown damage that would adversely affect capacity. 20305 87" Avenue W.
