SUBJECT: REQUEST FOR ZONING COMPLIANCE/VERIFICATION LETTER FOR
PROPERTY LOCATED AT 9507 FIRDALE AVE
Dear Mr. O'fair,
On behalf of the Planning Division, I reviewed records pertaining to the subject property
consistent with your request. Please let me know if additional information is needed.
1. The current zoning classification of the property is: Residential Multi -family (RM-1.5)
Comments: RM-1.5 allows a maximum density of one unit per 1,500 square feet of
lot area. The site (tax id# 27033600406700) is approximately 27,000 square feet —
which can accommodate approximately 18 units. Our records indicate there are 12
units on site.
2. According to the zoning ordinances and regulations of this district, the use of the
subject property is: Current Use: Residential Multi -family. Permitted use by right
Comments: None
3. Conformance: Per current zoning ordinances and regulations applicable to the
subject property, the current structure(s) is: Legal Conforming
Comments: None
4. Have any variances, special permits/exceptions, ordinances, or conditions been
granted/approved for either the use or structures of the subject property: No, there
are not any variances, special permits/exceptions, ordinances, or conditions that
apply to the Subject property.
Comments: Two property owners have a conditional use to operate a home business.
This does not affect the use or structures of the property.
5. Rebuild: In the event of casualty, in whole or in part, the zoning code states that a
legal non -conforming structure: May be rebuilt in its current form.
Comments: None
6. Building and Zoning Code Violation Information: There does NOT appear to be any
outstanding/open zoning or building code violations that apply to the subject
property.
Comments: None
7. Fire Code Violation Information: There do NOT appear to be any outstanding/open
fire code violations that apply to the subject property.
Comments: None
8. Certificates of Occupancy (required for the use, operation and occupancy of the
subject property), status: We are unable to locate a copy in our records. The absence
of a Certificate of Occupancy will not give rise to any enforcement action affecting the
property.
Comments: The property was developed in 1988, prior to being annexed into the City
in 1997. The City does not have the Certificate of Occupancy on file.
9. Site Plan Information: The subject property was subject to site plan approval, but a
copy of the approved site plan is no longer in existence.
Comments: Same as previous comment, the site was developed under the
jurisdiction of unincorporated Snohomish County. We do not have records of the
approved site plan.
