The property is relatively flat from 84th PI W to the center of the property, where the site begins to slope downwards towards the adjoining parcel at an average slope of 21%, according to the City's LiDAR information. Soils on the subject side are identified as "Alderwood urban land complex, 2-8% slopes." Given the steepness of the slopes and the soils on the subject property, the property is classified as containing potential erosion hazard areas pursuant to Chapter 23.80 in the Edmonds Community Development Code (ECDC). What does this mean? The critical area regulations are only triggered when an alteration is proposed to a critical area or its buffer.
