Once the project started and scaffolding was set up, Wetherholt Envelope Consultant noticed some suspicious areas in the stucco and recommended opening some test areas to see if moisture was behind the stucco. 9 test areas were opened, and 8 of areas showed signs of moisture intrusion. Some areas show structural rot on the wood framed building. The source of the water intrusion appears to be caused by poor window installation in combination with all of the window weep holds being caulked shut. See full Wetherholt Report below. ROM pricing was developed to remove and replace existing windows and stucco siding. This includes rot repair in select areas, but full scope of repairs will not be understood until all of the stucco has been removed. Pricing includes structural engineer review of existing conditions and develop repair scope documentation. Risks of not proceeding with new scope would be continued water intrusions and would leave the building with unknown structural damage. Work can be performed in phases with staff and patient spaces shifting inside existing space to minimize impacts to clinical operations. Additional scope can be performed by contractors that are already onsite doing the original scope. Completion of additional scope will include a warranty and Wetherholt will design a maintenance plan to prolong the building envelope. A quick decision is critical on this project as we are quickly losing our weather window. The roofing portion of this project is on pause until we finalize the approved scope of the rot/siding repair. Storefront glazing replacement is still moving forward. Items are listed in descending chronological order by date of the site -visit). 2.9 At the stucco exploratory opening on the south elevation, approximate Gridline 7, the existing asphalt impregnated building paper that serves as the weather resistive barrier (WRB) is deteriorated and easily breaks apart when handling. The gypsum sheathing has evidently taken on water over an extended period of time and shows a calcified state that is very brittle. Fasteners for securing the metal lath are corroded. The wood framing is exposed at a joint in the gypsum sheathing where the studs could be seen with dry -rot. This will require removal of the sheathing and repair of deteriorated wood structure as directed by a structural engineer, until dry sound framing conditions are encountered. Any fungal growth should be remediated at the direction of an industrial hygienist. We suggest additional exploratory openings be performed through the exterior cladding on all elevations to gain a better understanding of existing conditions and determine repair options. Update 8-1-22 FR#3: As indicated in Item 3.2 above, new openings have been marked for further examination of the stucco wall assembly in determining the extent of damage at other suspect areas and if any areas can be salvaged. Based on our initial assessment of the opening and overall elevations, an overhaul of the stucco and some framing repairs are likely to be needed. Update 8-3-22 FR#4: Based on observations at the additional exploratory openings made, it appears that the south and east elevations show the most deterioration in the stucco wall assembly that extends into the framing, in particular under window and louver penetrations. Because the majority of the south and east elevations are likely to contain deteriorated wall assembly components, it is recommended that these elevations be considered for complete replacement of the stucco and building paper to expose areas of sheathing and framing, and determine the extent of replacement. Once framing and sheathing repairs/replacement is performed, which should be consulted by a structural engineer, and any fungal growth remedied, new stucco assembly should be installed that includes a vapor permeable self -adhered weather resistive barrier with associated flashings, drainage composite and 3-coat stucco, see recommended assembly section detail below. Note that this work will require that the windows be removed in order to install new flashings into the rough openings which should include a sill pan and head flashing, and similarly at louver penetrations (detailing for flashings to be provided as needed). Glazing contractor should be consulted on feasibility of salvaging and reinstalling the windows, or otherwise slated for replacement. The north and west stucco elevations may be salvageable and could continue with the originally submitted scope of selective repairs and stucco refinish work. However, one additional opening on the west elevation should be considered below a window to confirm that no issues are present. Update 8-16-22 FR#5: Based on the additional stucco wall assembly openings made at location #9 and #6, west and north elevation respectively, both below windows, it appears that water intrusion that is causing the deterioration observed is stemming from the window penetrations. While the extent of the damage is not as extensive as other locations, the owner should consider replacement of stucco and deteriorated components with a new water management (rainscreen) type assembly.
