At the request of Shaun Leiser with SCL Enterprises, I come on site today to verify the foundation bearing soils for
_Luildings 4 and 5 (the two buildings at the west end of the site) being constructed on the project site. At the time
my site visit, the footings of both buildings have already.!?�en poured.-.
-The footin trenches are excavated into a brown to light -brown, silly fine sand with a trace of gravel. I manually push
a steel into the footing bearing soils to get an indication of the density of the footing soils. The probe bar can penetrate
st ed footing
no more than 3 to 4 inches, Lnd
�i��Ing the soils are dense to very dense. it is my opinion that the undi urb
_!�?aring soils for both buildings will be able to render an allowable bearing o.f at least 3,000 psf.

A preliminary review was done with the pre -application materials provided (schematic site plan,
survey, and general floor plan layout) and we have the following comments. Complete review of
the project will be conducted once a building permit application is submitted.
1) Show assumed property lines between buildings, and dimensions from assumed property
lines to building walls, projections, etc. to determine exterior wall and opening protection, as
well as parapet requirements.
2) Show fire hydrant locations.
3) 1-hour party wall with STC of 50 or more is required between each unit. UBC 310.2.2 and
LJBC Appendix 12, Division II
4) On plans call out type of construction, occupancies, gross square footage by floor and
occupancy(i.e. separate out garage) for each building.
FREQUENTLY OVERLOOKED ITEMS
The following is a list of frequently overlooked items that apply to many projects. They are listed here as
a tool to help minimize corrections required during plan review.
General
• Incomplete submittals, not the correct number of copies, plans not separated out
• General coordination of all plans not done prior to permit submittal nor throughout
resubmittals (architectural, structural, landscape, civil, mechanical, plumbing, fire
sprinkler, etc.)
• Deferred submittals and separate permits not called out on plans
• Site plan, landscape plan and civil plan not to same scale —usually a vast difference
between landscape plan and civil for parking space width, planters, patios, driveway
width, location of electrical equipment, parking spaces, etc.
• Shoring plan not submitted with initial application or submitted very late in the process;
shoring plans extending onto adJacent private property or into City RW
• Energy calculations deferred to mechanical permit submittal, energy submitted late which
effects framing approval
