Domestic demand is unknown since we don't have enough information at this point. For fire protection, there will need to be 3 to 5 private fire hydrants onsite, per the fire marshal. This means by the time extensions are done to the site that the flow numbers will drop significantly and will not be able to provide the flow levels needed for fire protection for the project. A private looped system connecting the pipe on 220th to the pipe on highway 99 will likely be a possible remedy for this issue to meet flow requirements. This may require an easement through the properties east of the development to allow for the installation of fire hydrants and any watermain that will be needed for the project. We are happy to entertain/discuss options. Please note, that based on previous projects in the area of similar size and scope that the domestic water service and meter will likely need to be at least 6 inches in diameter, which will require a large vault with bypass pipe. This vault and bypass pipe cannot be placed in the right of way. The City will require an easement for the meter located on private property. The meter and easement shall be located adjacent to the right of way. Feel free to contact Mike DeLilla (cc'd on this email) or myself if you have any questions or need further clarifications.
