It is therefore not possible to upgrade the entire building envelope to current energy code requirements. Where work will be done, the intent is to upgrade the energy efficiency. 1. Window Replacements (see plan sheet 12.0) : A. South wall: Reduction of roughly 40-50 SF of window area. B. North wall: Reduction of about 3 SF of window area. C. East wall: No windows presently. A 3 by 3 foot window will be added. 2. Insulation: A. The crawlspace and attic will have major penetrations air sealed (electrical, plumbing, bypasses, chaseways, etc.) B. The existing insulation will be removed and replaced under entire floor of structure. Replacement insulation will be batts installed under floor to minimum R-value of 30. C. The existing insulation will be removed and replaced within accessible attic area (see Figure 1). The replacement insulation will be blown -in to minimum R-value of 50. D. Heating/Mechanical: A. The 1970's vintage electric forced air ducted heat will be replaced with Mini split ductless heat pump zoned system. The old electric forced air heat furnace will be removed and the ducts will be decommissioned in place. Exterior heat pump will be located on south side of house per Figure 2. B. Natural gas is not available to this property. Propane will be used for the new fireplace, with a 120 gallon propane tank permitted separately. Propane tank will be located on south side of house as shown on Figure 2. C. Other mechanical work will be as needed for kitchen and laundry room remodels and relocated master bath. 4.
