Edmonds, WA 98026 Snohomish County Sidesway Project No. 20048.01 Prepared By: 5IDEWAY 5 ENGINEERING 0�/1�/zoza Zipper Residence August 19, 2020 Project No. 20048.01 Project Description Sidesway Engineering was retained by the homeowner to perform analysis and design as necessary to obtain a building permit for the proposed remodel at the existing single family residence located at 23023 74th Avenue West in Edmonds. The remodel work includes reconfiguring interior walls at (2) bathrooms, relocation of (2) exterior windows, and re -framing of a gable wall currently consisting of glass. The existing home is conventionally framed with wood atop a crawl space. The original house plans were not available for our use and the existing house framing and dimensions were obtained by a field visit performed by our firm or from the provided DM7 Design drawings. Scope of Work Provide a structural evaluation and calculations as necessary for the proposed remodel as required to obtain a building permit. The remodel work has negligible affect the existing lateral system of the house, and therefore a complete wind and seismic analysis was excluded from our scope of work. Design Criteria 2015 International Building Code (IBC) 2015 International Existing Building Code (IEBC) ASCE 7-10 Minimum Design Loads for Buildings and Other Structures Applicable Material Reference Standards (ACI, MSJC, AISC, NDS) This is a Risk Category II structure designed for the following loads: Dead Loads: 12psf (roof & floor) Snow Load: 25psf Residential: 40psf Geotechnical: 1,500psf (assumed bearing capacity) Project Summary The new framing as designed in the following calculations conforms to the 2015 IBC and IEBC. All new headers less than 6' shall be framed with a 4x6 DF#2 supported by a conventional jack and king stud on each end. To accommodate the kitchen window relocation and re -framed gable end wall at the living room, new full height built-up stud packs are required adjacent the rough openings. The roof framing may requires temporary shoring to accomplish the gable end framing. The design and installation of the shoring wall shall be the responsibility of the contractor based on the existing conditions. Sidesway Engineering did not perform an as -built to verify the accuracy of the provided data and we should be contacted if there are any discrepancies with the assumptions contained within these calculations.
