Pertinent Background
The existing structure, built in 1904 is residential. There is a unit on the 1" floor and a unit on the 2"d
floor. The building also has a basement that is unoccupied.
Our intent is to demo the building and build a new two story building with a rooftop deck. The new
building may have a basement for storage purposes.
The I" floor of the building is intended to be used for a restaurant and bar that also has the use of the
rooftop deck.
The 2"d floor of the building is intended to be used as office space.
The space between the back of the building and the alley will be used for garbage service access and
parking.

Planning Questions
Some questions that we hope to address in our meeting are:
1) With a 4 foot setback on the west and east sides of the new building, may we have windows on
the 15Y and 2"d floor or is that seen as a firewall?
2) Are there any issues common to the use and access of the alley? Parking, Garbage, setbacks,
etc.
3) If we include a basement, are there any restrictions on use or access?
4) is a sprinkler system required? If so, would it be required in a basement under some
circumstances?
5) If a sprinkler riser room is required, how much space is required for it. Are there other
specifications for that?
6) What landscaping is required?
7) Will a traffic impact study be required?
8) What ADA requirement must we comply with?
9) Will demolition of a building in the BD1 zone create any special concerns we should be aware
of?
